Duties & Responsibilities Primary Responsibilities/Essential Functions:
1.Supervises subordinate Engineering personnel. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing and training team members. Recommends applicants for selection. Plans, assigns and directs work. Recommends performance ratings. Recommends merit increases, promotions and reclassification. Determines work quality expectations and sets deadlines.
2.Monitors day-to-day Engineering operations to ensure facilities exceed guest expectations and meet or exceed property standards. Takes or recommends corrective action as needed.
3.Works to achieve budgeted revenues, controls expenses and maximizes profitability within assigned areas. Makes decisions and takes action based on that information to maximize profitability. Ensures quality while minimizing waste or loss of supplies and materials to maintain profitability.
4.Maintain safe environment throughout hotel for all team members and guests. Ensures all emergency equipment and systems are inspected, tested and certified per standards. Provides team members with information about safe use of systems and structures.
5.Takes action to control expenses and maximize profitability within assigned areas. Utilizes corporate approved computer programs to analyze reports. Makes recommendations, decisions and takes action based on that information to maximize profitability. Ensures quality while minimizing waste or loss of supplies to maintain profitability.
6.Inventories supplies and equipment and orders new supplies as needed. May drive hotel vehicle to pick up needed parts or supplies. Participates in weekly/monthly inventories. Ensures equipment is properly secured and maintained and notifies maintenance of any repair or safety issues.
7.Must wear non-slip, oil-resistant shoes. Follows all safety policies and procedures. Responds to reports of potential safety issues and proactively takes immediate action to resolve when noted. OSHA laws require the use of Personal Protective Equipment (PPE) when performing work duties that have the potential risk to your health or safety. Team members will be trained in the proper use and care of assigned PPE if applicable. The hotel provides the required PPE. Team member has responsibility to report defective, damaged or lost PPE or equipment that does not fit properly to their Manager. Maintains strict compliance with hotel's Hazardous Material (HAZMAT) program and familiarize self with current MSDS.
8.Reporting to work as scheduled (on time and on regular basis) is an essential function of the job.
Other Responsibilities/Supportive Functions:
1.Recommends merit decisions within budget or established guidelines. Recommends promotions or reclassifications within company policy.
2.Professionally responds to guest requests promptly to ensure high levels of customer satisfaction and quality. Notifies Management and/or Security of all unusual events,
3.Responds to emergency crisis and provides operational support to provide excellent customer service.
4.Notifies management of major system/building problems or failures and unanticipated maintenance needs.

Qualifications (relevant experience, education and training):
1.Vocational schooling, military training, certification and/or experience in building related trades required in one or more of the following areas: HVAC, electrical, plumbing, and carpentry.
2.Five years related progressively responsible hotel or building maintenance/facilities management experience with one year of lead experience in a similar setting.
3.Requires ability to lead others in the department by mentoring and providing training that results in staff that meets/exceeds expectations and provides a high level of quality maintenance and repairs.
4.Completes required training as scheduled.
5.Requires valid Drivers' license in good standing.
6.Requires ability to serve needs of guests through verbal face-to-face interactions. Contacts sometimes contain confidential/sensitive information so requires ability to use discretion. Must demonstrate positive attitude and professional demeanor. Requires strong communication and interpersonal skills and commitment to a high level of guest satisfaction.
7.Uses logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. Requires attention to detail. Must be able to solve problems and remain calm and alert if dealing with difficult guest, during busy activity periods or in an emergency situation.
8. Requires ability to perform basic math skills such as addition, subtraction, multiplication and division.
9. Requires basic computer skills and ability to use computer systems used at the property.
10.Uses logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. Requires attention to detail. Must be able to solve problems and remain calm and alert if dealing with difficult guest, during busy activity periods or in an emergency situation.
11.Must be able to speak, read, write and understand English to understand instructions, safety rules, and communicate with guests. Must be able to read and understand blueprints, wiring schematics and technical manuals. Bilingual ability to communicate in Spanish preferred.
12.Able to work independently with minimal guidance and as part of a team.
13.Strong attention to detail and the ability to handle multiple tasks. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
14.Due to the cyclical nature of the hospitality industry, team members may be required to work varying schedules to reflect the business needs of the hotel. Work schedules will include working on holidays, weekends and alternate shifts.
15.Must maintain a clean appearance and professional demeanor.
Special Skills & Abilities/Mental and Physical Demands:
While performing the duties of the job the team member regularly stands and walks for sustained periods of time. Works at a quick pace, maneuvering between various property areas. The team member frequently grasp objects. The team member regularly reaches by extending hand(s) and arm(s) in any direction while performing the essential functions of the job. The team member frequently stoops and crouches. The team member talks occasionally and frequently needs to hear sounds voices. Many aromas and smells are present in the guest rooms and other hotel areas. Balance is frequently required to prevent falling when walking, standing while moving or carrying furniture equipment. The team member frequently pushes and pulls furniture or equipment. Lifting is regularly required to move furniture and equipment. Exerts up to75pounds of force occasionally, and/or up to30pounds of force frequently, and/or up to 10pounds of force constantly to move objects. The team member is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of systems and equipment (including inspection.)The team member is required to have visual acuity to perform an activity where the seeing job is at or within arm’s reach when performing mechanical or skilled trades tasks of a non-repetitive nature such as carpentry, painting, mechanics. The team member is required to have visual acuity to safely operate tools and equipment. The team member is required to have visual acuity to identify problems and determine the accuracy, neatness, and thoroughness of the work assigned. The team member is subject to environmental conditions found working both inside and outside. The team member is occasionally subject to extreme heat and humidity found outside and in hotel operations areas such as kitchen and laundry areas. Maybe exposed to extreme cold if working in refrigerated areas. The team member is subject to loud noise produced by hotel operations equipment and tools. There is sufficient noise to cause the team member to shout in order to be heard above the ambient noise level. The team member is regularly exposed to vibration produced by a tools and equipment. The team member is subject to hazards which includes proximity to moving mechanical parts, moving vehicles, electrical current, or exposure to chemicals. The team member is occasionally subject to atmospheric condition such as fumes, odors, or dusts. The team member may be required to wear a respirator at times.
