Caddo Investments is a DFW-based, private equity real estate firm specializing in alternative real estate investments outside of the more conventional, institutionalized scope.
Caddo Investments was formed in January 2024 and just acquired their first asset with plans to quickly grow their portfolio.
Caddo’s current focus is on self-storage and industrial properties.
Description
· Seeking to identify a Property Manager (“PM”) who has a strong background in commercial property management, multifamily or self-storage.
· The right applicant will be a self-starter who needs minimal supervision and can carry out tasks to completion within designated time frames.
· The PM will be responsible for all aspects of the day-to-day operations of the property including tenant relations, maintenance and repair, rent collection, invoice coding, and assisting the senior property manager with annual budgets within the company portfolio.
Qualifications
· Bachelor’s degree preferred, but not required.
· Working knowledge of Microsoft Word, Excel, Outlook and PowerPoint.
· Must possess a valid driver’s license.
· Must own reliable transportation for traveling from site to site.
· Yardi or comparable property management software proficiency a plus.
· Highly organized with the ability to complete tasks in a timely manner.
· Effective communication (verbal/written) and interpersonal skills.
· Demonstrate effective conflict resolution and customer service skills for interaction with customers, tenants, and co-workers.
· Ability to prioritize, coordinate, multi-task, and demonstrate initiative.
· Work well independently and as a team.
Summary of Job Duties
Tenant Relations
o Establish a positive relationship with new and prospective tenants by providing strong customer service and responding to inquiries/open issues promptly.
o Administer and facilitate annual tenant surveys, and review survey results to implement changes (or provide explanations as appropriate) to address any issues and maintain a positive relationship with each tenant.
Accounting & Reporting
o Generate annual budgets for expenses and capital for the portfolio. Oversight of operating expense estimates and reconciliations. Assistance with annual reconciliations and collections.
o Manage operating and capital expenses for the portfolio to ensure budget guidelines are established and adhered to based on the company’s objectives.
o Perform and/or oversee monthly management report preparation, including variance reports, construction management fees, general ledger detail review, accounts receivable, etc. Write, summarize, and present data in a clear and concise management report.
o Manage and approve invoice and purchase order workflow digitally.
Leasing
o Ensure all available spaces are marketable and ready for leasing tours.
o Manage interaction with prospective tenants
o Assist with developing tenant improvement scopes of work and obtaining budget pricing.
o Track critical leasing data and providing required tenant notifications.
o Coordinate tenant move-in and move-out process.
Vendor Selection, Project Management and Contract Administration
o Conduct competitive and ethical bidding procedures for building services, capital improvements and interior construction to ensure quality and competitive pricing.
o Oversee scheduling and completion of contract work.
o Review construction documents and proposed work descriptions for accuracy and value creation.
o Develop beneficial relationships with service partners.
o Conduct regular site meetings in the field to inspect work and review options to resolve open issues effectively.
o Conduct inspections prior to approval of invoices and pay applications.
o Manage multiple projects simultaneously through effective time management and organizational skills.
Special Projects
o Assist with the due diligence process for potential acquisition of building(s).
o Perform building inspections and report any concerns to acquisition team.
o Coordinate new or transfer of utility services at acquired properties.
o Obtain competitive bids for installation or recurring services as required.
o Assist with coordination of access, new services, building inspections or any other project as assigned.
o Provide leadership, supervision and team support for the property management and administrative staff.
o Provide oversight and manage day-to-day office activities.
Job Type: Full-time
Pay: $45,000.00 - $48,000.00 per year
