Pay - $72,800 - $93,600 annually depending upon skills and experience related to the role

Position Details:
The Facilities/ Service Manager assumes full responsibility for all maintenance-related matters for the apartments, as well as, office and retail spaces. They will work with the Construction and Regional Property Management teams in implementing and executing various policies, procedures, and programs relating to the overall maintenance of the apartments, office and retail spaces. This position is also responsible for negotiating contracts with service providers, inspecting facilities to meet safety regulations, and coordinating renovations and updates.

Oversee the maintenance and upkeep of all residential, office, and retail facilities within the development, including common areas, landscaping, parking structures, and amenities.

Conduct regular inspections of facilities to assess condition, identify maintenance needs, and implement corrective actions promptly.

Coordinate with external vendors, contractors, and service providers to ensure the timely and high-quality delivery of maintenance, repair, and improvement services.

Assist and participate in optimizing maintenance operations to ensure efficiency and effectiveness.

Ensure quality control with defined standards through monthly report analysis, site visits, maintenance meetings, implementation and tracking of maintenance programs, and communication with all appropriate parties. Ensure compliance with local regulations, building codes, and safety standards, implementing and overseeing safety protocols, emergency procedures, and risk management initiatives.

Support the Service team and General Manager in a variety of facility support activities. Assist the Service Manager and community maintenance staff with various mechanical difficulties, acting as a resource to the on-site teams. Hold monthly staff safety meetings to keep employees informed and to discuss and solve problems.

Lead, motivate, and develop a team of maintenance staff, contractors, and support personnel, fostering a culture of accountability, professionalism, and continuous improvement.

Assist property management in the evaluation, hiring, termination, and promotion of maintenance associates.

Maintain frequent communication with the Regional Vice President.

Manage on-call duties and schedules effectively.

Preparesthe maintenance and capital expense budget for the property by analyzing and evaluating financial statements, and accessing operational reports that establish historic and predict performance patterns based on yearly unit inspections.

Inspections: conduct routine safety inspections to ensure regulations compliance

Records: Maintain records of inspections and procedures including building budgets

Plan maintenance schedules and supervise staff to ensure optimized efficiency

Emergency preparedness: ensure security and emergency preparedness procedures are aligned with IMT policies.

Knowledge of federal state and city inspections and maintain compliance of government standards.

Knowledge of mechanical components of facilities ranging from fire sprinkler systems/ Elevator components/ Generators/ cooling towers/ boilers/ recirculating pumps.

3+ years’ experience in a leadership role

Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliance trouble shooting, pool maintenance, etc.

Strong knowledge of building systems, maintenance practices, and property operations.

Ability to work effectively in a fast-paced environment, prioritize tasks, and manage multiple projects simultaneously.

EPA Type II or Universal certification and CPO required.

Proficiency using software such as Outlook, MRI, Ops Technology and SuiteSpot, as well as, the willingness to learn to use new technologies.

A positive attitude and the desire to develop your skills.

Excellent customer service and verbal communication skills.

Availability for emergencies after hours to manage the on-call schedule and support the technicians while they are on-call.

Active and valid driver license is required.
