Job Title: Licensed Construction Superintendent
Location: New York City Office
Reports to: Project Manager
Job description
The Construction Superintendent is responsible for overseeing the project to ensure the project’s completion within the approved timeframe. This role involves strict adherence to the project's plans, specifications, and local codes. The Superintendent is responsible for coordinating schedules with subcontractors, consultants, and vendors to ensure the timely completion of the project.
Requirements
- Minimum of 10 years of NYC commercial construction experience.
- Thorough knowledge of construction trades and respective requirements
- Computer/smart phone literacy, Microsoft Office Suite, Google, Procore(preferred), etc.
- Ability to read and interpret Floor plans specifications, and other documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence. Ability to communicate effectively between customers, employees, and management.
- Ability to organize and utilize all paperwork required to manage the work such as SDS and MSDS paperwork, OSHA logs and reporting, Submittals, and RFI’s.
- Ability to manage projects in compliance with Chapter 33 of the NYC DOB Code.
General Responsibilities:
- Scheduling Labor, Materials, subcontractors, deliveries, consultants, and vendors in critical path (with project team) to ensure timely completion.
- Performing quality control duties and responsibilities regarding the work being performed. Verify all means, methods, equipment, and tools are approved for use and for the job.
- Communicating with the project team regarding contract drawings, RFI’s, and submittals.
- Ensuring that subcontractors are fully executing and complying with their contracted scope of work.
- Identifying subcontractor non-compliance with safety, health, and environmental quality standards.
- Identifying conflicts in construction progress, communicating them to the project team, and participating in the resolution.
- Maintaining a daily log (written and on Procore) of activities on the jobsite.
- Taking daily progress photos and loading them on Procore
- Performing Superintendent duties at multiple job sites, simultaneously.
- Ensuring the subcontractors have corrected all deficiencies identified by the project team.
- Presiding over subcontractor meetings designed to coordinate the work.
- Ensuring that the job site is always kept in a clean and organized manner.
- Performing punch list identification and insuring its completion.
- Monitoring safety compliance on the jobsite.
- Arranging for labor, tools, equipment, and other supplies needed to perform the work with the project team.
- Performing other duties that may be requested, including but not limited to participating in preplanning for future jobs, conducting evaluations of trade performance, completing project close-out reports, and overseeing completion of post-occupancy repair work.
- The Superintendent on a job is the primary person responsible for all activity by trades, personnel on site, and for the completion of the work per quality standards and per schedule. As such, the Superintendent is to be on site at all times when work is going on. This may require evening and weekend work.
- Reviewing construction drawings to understand the design intent, identify potential conflicts, and provide suggestions for improvement where possible.
- Performing quality inspections in accordance with program quality control documentation.
- Participating in and guiding project quality control from kick-off until final turnover of the project to the Owner.
Job Type: Full-time
Salary: $85,000 - $150,000.00 per year

- Driver's License (Preferred)
- OSHA 62 Hour SST (Required)
- NYC Construction Superintendent License (Required)
Physical requirements of working on a Construction Site:
- Standing for long periods of time.
- Ability to climb multiple flights of stars.
- Ability to climb a ladder and a proper sense of balance.
- Ability to stoop, kneel, crouch, and crawl.
- A sense of taste and smell.
- Peripheral vision and depth perception.
