**Job Overview**
We are seeking a dynamic and results-driven Real Estate Property Manager & Agent to join our team. This position will be given a base book of business that the owners have built already. The hired person will manage that book of business, grow it, and keep clients/tenants happy. The ideal candidate will have a strong background in real estate and be able to effectively manage a portfolio of properties. The successful candidate will be responsible for maintaining high levels of customer satisfaction, ensuring compliance with Fair Housing regulations, and negotiating leases to meet the needs of our clients.
Job Summary
The Property Manager is responsible for the overall management of residential, commercial, or mixed-use properties. This role includes overseeing the day-to-day operations, ensuring the properties are well-maintained, addressing tenant issues, and maximizing the financial performance of the properties.
Key Responsibilities
- Tenant Management
- Respond to tenant inquiries and resolve issues promptly.
- Handle tenant move-ins and move-outs, including inspections and security deposit management.
- Enforce lease agreements and manage lease renewals.
- Property Maintenance
- Coordinate and oversee regular property maintenance and repairs.
- Conduct property inspections to identify issues and ensure compliance with safety and health standards.
- Close communication with the maintenance department to update clients
- Financial Management
- Collect rent, fees, and other payments.
- Maintain accurate records of income and expenses.
- Prepare financial reports for property owners.
- Marketing and Leasing
- Develop and implement marketing strategies to attract and retain tenants.
- Show properties to prospective tenants and manage the leasing process.
- Maintain updated listings of available units.
- Administrative Duties
- Maintain accurate records and documentation for all properties.
- Ensure compliance with local, state, and federal regulations.
- Prepare and distribute tenant communications and notices.
- Knowing how to delegate and work closely with direct reports and departments within Red Brick Properties
- Customer Service
- Provide excellent customer service to tenants and property owners.
- Address and resolve tenant complaints and concerns.
- Foster positive relationships with tenants to ensure high retention rates.
Qualifications
- Education: Bachelor’s degree in Business Administration, Real Estate, or a related field preferred. If no college degree, you must have over 5 years experience in the Real Estate Market
- Experience: Minimum of 2 years of property management experience. 5 years if you do not have a college degree
- Certifications: Active WV Real Estate License
- Skills:
- Strong organizational and multitasking abilities.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Knowledge of local property laws and regulations.
- Financial acumen and ability to manage budgets.
Working Conditions
- Primarily office-based with frequent site visits.
- May require evening or weekend work depending on tenant needs or property emergencies.
