Maintenance Supervisor
We are currently seeking a skilled and experienced Maintenance Supervisor to lead our maintenance team and ensure the highest standards of property upkeep and resident satisfaction.
Responsibilities:
As the Maintenance Supervisor, you will play a key role in overseeing the maintenance operations of our multi-family properties. Your responsibilities will include:
Team Leadership: Supervise and lead a team of maintenance technicians, providing guidance, training, and support to ensure efficient and effective performance.
Maintenance Planning: Assist in developing and implementing preventive maintenance schedules and plans to address the needs of the property and reduce downtime.
Repairs and Maintenance: Coordinate and perform repairs and maintenance tasks, including plumbing, electrical, HVAC, and appliance repairs, ensuring prompt (within 24 hours) and high-quality resolutions. Continually inspect buildings, grounds and common areas to identify preventative maintenance to ensure cleanliness and identify safety hazards.
Safety Compliance: Enforce safety protocols and compliance with relevant regulations. Conduct regular safety inspections and training for the maintenance team.
Budget Management: Assist in budget planning and manage maintenance-related expenses. Work to optimize costs while maintaining the property in excellent condition.
Vendor Management: Liaise with external contractors and vendors for specialized repairs and services. Ensure that work is completed to company standards and within budget.
Resident Communication: Respond to maintenance requests from residents, communicate maintenance schedules, and ensure excellent customer service. Lead preparation of vacant apartments into units ready for occupancy.
Documentation: Maintain accurate records of maintenance activities, work orders, and inventory. Provide regular reports to management.
Qualifications:
- High school diploma or equivalent; additional technical or vocational training is a plus.
- Several years of experience in maintenance, with at least 2 years in a supervisory or leadership role.
- Strong technical knowledge of plumbing, electrical, HVAC, and general maintenance.
- Leadership and team management skills, with the ability to motivate and guide a maintenance team.
- Excellent organizational and problem-solving abilities.
- Strong communication and interpersonal skills.
- Basic computer skills for record-keeping and communication.
- Valid driver's license and reliable transportation.
- Physical fitness and the ability to lift and carry heavy equipment and supplies.
- Availability for on-call and emergency maintenance as needed.

Job Type: Full-time
Pay: $22.00 - $28.00 per hour
