Role Overview:
The Construction Project Manager is responsible for supporting the project's overall direction, completion, and financial outcome and mentoring multiple project engineers and superintendents.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Project Administration
§ Understand the prime contract and how to manage the project in accordance with those terms and conditions.
§ Prepare for and conduct OAC meetings.
§ Generate SOV and produce monthly project billings—tracking of receivables and communicating to upper management relative to status of payment.
§ Manage design teams to ensure information is provided in a timely manner to facilitate the project schedule.
§ Assist or conduct weekly subcontractor meetings, QC meetings, project coordination meetings, etc.
§ Review & approve subcontractor SOVs. Process subcontractor billings timely.
§ Process vendor billings timely.
§ Manage subcontractors to ensure their obligations of the contract documents are being met.
§ Address and deal with subcontract back charges timely and with precise supporting documentation to avoid conflict and claims.
§ Conduct weekly staff meetings to review the project health, problem identification/resolution.
§ Assist in preparation and attend subcontractor preconstruction meetings.
§ Review and ensure accuracy/compliance for all daily reports.
§ Work with project admin to ensure that project admin understands the needs of the project, and that project admin’s workload is balanced with other project’s that they may be working on. As necessary, schedule meetings with admin and other PM’s they are working with to clearly establish priorities.
Financials
§ Timely and accurate forecast to properly portray the estimated cost to complete for project cost codes.
§ Management of changes both on the Owner’s and Subcontractors’ side. Understanding of costs to properly vet changes and package into professional format with appropriate back-up for processing.
§ Timely management of changes so that CM software portrays proper estimated cost at completion and fee.
- Knowledge of Procore Financial Module
§ Including set up prime contract SOV, budget, cost codes, financial mark ups, invoicing, formatting, etc.
Schedule
o Ability to develop a project baseline schedule with proper logic, sufficient project details, and proper durations to establish the project schedule.
o Understand contractual requirements to track delays and project float.
o Consistent updates of project schedule to accurately reflect the actual dates, remaining durations, and projected project finish.
o Communication with project superintendent to manage and execute project schedule/plan.
o Participate in major pull planning sessions and help facilitate superintendent’s pull planning sessions.
o Ability to input project delays into project schedule to accurately reflect impacts to the project schedule.
o Assist and work with project superintendent to resolve schedule issues in the field.
Job Procurement
o Project buyout, including management of the project budget and creation of comprehensive scopes of work that ensures complete coverage. Lead negotiations with subcontractors relative to the scope of work.
o Ensure timely and accurate submittals and release of materials to facilitate the project schedule. Depending on job staff, PM will be responsible for management of direct reports to ensure the same.
o Ensure procurement log is maintained.
Quality
o Assist in the preparation for and participate in QC phase meetings.
o Ensure superintendent is conducting appropriate inspections to produce specified quality.
o Ensure that QC meetings are adequately documented.
o Look ahead for problems that will impact the schedule, quality of scopes, gaps, and compatibility.
o Creation of RFIs to propose solutions and mitigate impacts to project schedule, cost, and/or quality.
Safety
o Work with the safety department to ensure BC safety policies are being implemented and adhered to.
Client Satisfaction
o Ensure that the client is receiving the project on time, within budget, and with the expected quality.
o Control the project to foster the experience that the client desires.
o Lead professional OAC meetings to ensure that the client feels heard and has a comfort level that the project team has the client’s interests at the forefront of decision making.
Business Development
o Attend Butler-Cohen happy hours and other networking events, grow and expand your network.
o Understand the client’s next projects. Build a relationship with your client so when a prospect of a new project you/Butler-Cohen will be the person/company they will want to work with.
o Feed BD department with potential leads on new work
Talent Development
o Demonstrates a firm understanding of the above listed responsibilities, and has the ability to train others to perform these duties.
o Understanding of management principles, and how to hold project team members accountable.
o Work well with others, and treat all team members with respect.
o Ensure that admin is part of team, and assist with the management of admin duties so they do not get overloaded when working with multiple projects/PM’s.
o Train and develop staff members to advance in their careers.

EXPERIENCE/EDUCATION
- BS or MS degree in Engineering or Construction Management
- 8+ years of Project Management experience on $5-50 million construction projects
- Or equivalent combination of education and experience
KNOWLEDGE, SKILLS & ABILITIES
- Strong technical and communication skills are critical
- Ability to work in a team environment
- Knowledge of Procore, Microsoft Office (preferred)
