Greenmont Mutual Housing Corp is non-profit, mutual housing complex in Kettering, OH. We pride ourselves on the ability to provide middle-income, quality housing for our 500 members. Our community is family-oriented with the need for professional and skilled staff to keep our units in good repair. We are looking for enthusiastic and motivated individuals to work together with the other maintenance technicians and our office staff to accomplish that goal. This is not a supervisory position. Pay rate will be based on verifiable skill level/experience.

Responsibilities:
- 1. Complete routine maintenance checklists; travel required.
- 2. Perform preventive property maintenance and repairs via scheduled work orders.
- 3. Perform regular internal and external inspections to identify work needing completed, work timelines, and the need to secure professional services.
- 4. Perform plumbing repairs to include but not limited to the replacement or installation of faucets, pipes, hot water tanks, sinks and toilets.
- 5. Perform electrical repairs to include but not limited to the replacement and installation of power switches, wall sockets, ceiling lights, fans, heating system, etc.
- 6. Repair drywall; perform internal and external painting.
- 7. Perform grounds keeping including but not limited to removing debris, mowing grass, weeding, snow shoveling and ice removal, trimming and pruning, watering, raking, replacing external lights.
- 8. Perform custodial work including but not limited to sweeping, scrubbing walls, ceiling, and floors.
- 9. Assist with unit renovations/remodeling.
- 10. Assist with office with inventory control.
- 11. Maintain adherence to safety and security to ensure properties are properly secured.
- 12. Maintain records of scheduled maintenance procedures.
- 13. Ensure all work conforms to applicable building, safety, and local codes and specifications.
- 14. Identify and procure supplies and repair parts; maintain related inventory.
- 15. Assist with facility specification development and the procurement of related services (e.g. roof repair/replacement, HVAC repairs/replacements, major building repairs/renovations, etc.).
- 16. Responsible for risk management reporting; recommends solutions; assists with risk mitigation.
- 17. Respond to emergency maintenance requests, including after hours, holidays, and weekends.(this is done on a rotating basis)
Job Type: Full-time
Pay: $20.00 - $22.00 per hour
