Position: Porter/Maintenance Technician
Status: Non-Exempt

Primary Functions: The Porter/Maintenance Technician is responsible for ensuring the cleanliness, safety, and maintenance of the property. This role combines custodial duties with basic maintenance tasks, contributing to a pleasant and functional environment for tenants, employees, and visitors. The ideal candidate will be proactive, detail-oriented, and capable of working both independently and as part of a team.
Specific Responsibilities: Under the direction of the Regional Property Manager performs custodials, maintenance and other duties as needed and requested by NHSSN Management.
Custodial Duties:
- Maintain clean grounds and common areas including cleaning and sanitize hallways and offices.
- Sweep, mop, and vacuum floors; remove trash and recycling.
- Maintain cleanliness of exterior areas of buildings, including sidewalks, parking lots, and entrances.
Maintenance Duties:
- Perform minor repairs, such as fixing leaks, replacing light bulbs, replace AC filters and thermostast batteries, patching walls, and painting.
- Install light fixtures, safety light, secure gates, windows, ramps, and dumbsters.
- Repair window screens and doors when necessary.
- Conduct routine inspections of property and equipment to identify and address issues.
- Assist with maintenance tasks such as painting, carpentry, and basic plumbing and electrical work.
General Responsibilities:
- Maintain a safe and secure environment by following safety protocols and reporting hazards.
- Assist with set-up and breakdown for events or meetings.
- Monitor inventory of cleaning and maintenance supplies and notify supervisor of needs.
- Collaborate with other team members to ensure efficient operation of the facility.
- Maintains a courteous and professional relationship with all clients, residents, and business associates.
- Adheres to NHSSN, state, and federal safety policies and procedures on all job sites.
Minimum Qualifications / Education Requirements:
1. Two or more years of demonstrated experience in custodial or maintenance work preferred.
2. Basic knowledge of basic repairs/maintenance skills.
3. Must be organized and display time management skills
4. Reasonable verbal and written communication skills.
5. Basic computer skills for logging work orders and tracking maintenance activities.
6. Will be required to wear appropriate work attire at all times
7. Own reliable transportation
8. Own basic maintenance tools
Licenses / Required Certifications:
- A valid Nevada driver’s license.
Work Direction: Reports directly to Regional Property Manager.
Physical Effort: Requires the ability to exert some physical effort, such as walking, standing, and lifting materials and equipment, and manual dexterity if the use of fingers, limbs, and body in the operation of tools and equipment to perform required repairs and maintenance activities and may have to lift or move up to 50 or more pounds as needed.
Office Hours: 7:00 am – 1:00 pm, 10 minute break. Monday – Thursday; part time. Up to 29 hours per week. It may require some nights and/or weekend work during emergencies.
Volunteer Time: 40 hours per year related to NHSSN events and activities.
Salary Range: $22,600 – 32,870 / salary (based on experience)

- For part-time employees, NHSSN offers 20 hours of sick time subject to completing their 90-day probation (no carry over).
