Project Superintendent
Role Description:
The Project Superintendent will report to the Area Field Operations Manager and oversee all phases of a construction project. The Superintendent has supervisory responsibilities focused on excellence in safety and quality. This role requires preparing work schedules and assignments, while communicating and enforcing Agate's safety culture. The Superintendent will ensure timely completion of all field project documentation including daily reports, JHAs, Safety, cost, inventory, and Quality reports, and other required documentation.
Duties / Responsibilities:
- Supervise each contractor and subcontractor to ensure that work meets safety and quality standards and adheres to specifications.
- Schedule and coordinate projects in logical steps and budget the time necessary to meet project schedule and milestone deadlines
- Participate in ensuring adherence to the budget and, when unexpected complications or issues arise, make quick and necessary adjustments.
- Plan, coordinate, organize, oversee, and direct activities regarding the construction and maintenance of assigned projects.
- Enforcement of safety culture, standards, and guidelines on the jobsite
- Supervise work execution is per the contract documents
- Collaborate with clients, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
- Must be on call to address delays, emergencies, bad weather, and other issues at the jobsite.
- Develop and maintain good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craft workers.
- Perform other related duties as assigned.
- Assist the Preconstruction Team in evaluating and analyzing subcontractor proposals for accuracy and completeness for awarding of subcontracts.
- Ability to remain flexible and efficient in a fast-paced environment.
- Ability to make intelligent and quick decisions, work well under pressure, and when faced with unexpected occurrences or delays.
- Ability to effectively multitask while analyzing and solving problems.
- Thorough understanding of construction documents, specifications, and regulations.
- Ability to speak Spanish desired.
- Develop a schedule and cost-effective plan for completion of an assigned project.
- Coordinate and schedule the work activities of tradespeople, professionals, and laborers, communicating to field personnel and effectively delegate instructions and project assignments as appropriate.
- Regularly inspects work for quality and timeliness, prepare and provide progress reports to owners and architects, and make recommendations for necessary modifications.
- Collaborate with architect, engineer, attorney, and other pertinent stakeholders to ensure specifications, zoning requirements, and other regulations are met.
- Obtain required permits and licenses.
- Monitor budget throughout the project and communicate variances to the Project Team
Required Skills/Abilities:
- Must be a leader of people
- Good verbal and written communication skills.
- Proficient in Microsoft Office Suite or related software
- Proficient in project field management software
- Proven experience overseeing and completing at least three commercial construction projects valued at more than $5 million
- Fluent and familiar with the use of Microsoft Project Scheduling Software
- Capable of developing a thorough and detailed Six Week Look Ahead Schedule using Excel Software
- Capable of being orderly, organized, safe and respectful of Subcontractors, Clients and Consultants
- Willing to travel throughout the Western United States on project assignments
- Ability to work under pressure with a thorough understanding of quality building practices.
- Ability to oversee and coordinate a variety of people in various roles.
- Extremely detail oriented and ability to demonstrate leadership
- Thorough understanding of legal requirements relating to construction and building sites.
- Ability to quickly identify problems and efficiently solve them.
Education and Experience:
- High School Diploma
- Minimum eight years construction project supervision experience.
Physical Requirements:
- Must be able to traverse and inspect all areas of job-site in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
- Must be able to lift up to 50 pounds at a time.
- May require travel.
- Exposure to characteristic construction site dangers.
- Must be on call to address delays, emergencies, bad weather, and other issues at the job-site.
