SUMMARY
The Maintenance Technician ensures all maintenance service requests and repairs are made correctly and in a timely manner, inspects grounds, buildings and other community features as required to minimize liability concerns and manages the turn-key operations. DUTIES AND RESPONSIBILITIES
- Responsible for completing service requests and make-readies.
- Responsible for inspecting make-readies.
- Maintain the property logs such as refrigerant, pool chemical, and mold logs.
- Diagnose and resolve maintenance issues.
- Participate in "on call" and respond to emergency calls as needed.
- Weekend work may be required.
- Adhere to all company policies.
- Strive to make the community appearance at or above quality standards at all times, including picking up trash, cleaning buildings and amenities on an ongoing basis
- Look for needed maintenance and liability hazards and reports them to Manager
- Review the make-ready board and follows through on direction from the manager to determine action to be taken on vacant apartments
- Adhere to all safety policies and procedures
- Other job duties as assigned.
QUALIFICATIONS AND SKILLS
- Experience in property management preferred.
- HVAC Certification required (Type 1 & 2 or Universal) may be required.
- Certified Pool Operator (CPO) may be required.
- Proficient in the following areas: plumbing, HVAC, electrical and appliance repair.
- Valid driver's license and automobile insurance may be required.
