Construction Administration Architect
Overview:
Enhanced Construction Administration (ECA) services for the construction of expansion
Construction Administration for project in Riverhead, NY
1. Experience of personnel: need at least 10 years of experience in architecture, planning and construction administration.
2. Project Management experience:
3. Technical expertise: depth of technical and management experience in project ranging from small to large and complex projects.
4. Our office is located in Bohemia, NY and in relative proximity to the project site.
Responsibility descriptions:
I. ENHANCED CONSTRUCTION ADMINISTRATION SERVICES
1. Project start up
o Preconstruction meeting with Prime Contractors (Prime)
o Assembly and coordination of Prime project schedules
o Management of submittals and shop drawings
o Identification of long-lead items and options for acceleration
2. Project management and on-site coordination of trades
o Daily log of contractors
o Daily coordination with Primes
o Weekly meeting with Primes
o Weekly progress reports to the Town
o Requests for information
o Resolution of coordination issues
o Coordination with third-party vendors (if any)
3. Quality management with on-site observation
o Review of construction in progress and evaluation of compliance with drawings and specifications
o Reporting to the town on any non-compliance
4. Coordination of Prime contractor project schedules
o Assembly of schedules and updates from Primes
o Entry into Master Project schedule
o Identification of items on the critical path, and follow up with Primes
o Progress reporting to the Town
5. Scheduling of inspections and testing, including Special inspections
o List of inspections required by BCNYS, supplemented with Building Department required inspections, and Special Inspections.
o Testing scheduling in accordance with Project Manual
o Coordination with Primes and third-party testing and inspection vendors
o Assembly of test and inspection data; correction of non-complying items
o Test and inspection reporting to the town
o NOTE: Cost of testing and Special Inspections to be borne by the Town. Any Building Department or other municipal fees to be borne by the Town.
6. Punch list preparation
o Review and checking of the completed work
7. Owner training and Closeout
o Commissioning
o Owner training (conducted by the Primes)
o Assembly of warranties and manuals, submittals, red-marked As-Built drawings, and test reports
o Re-keying with Town’s vendor
o Project completion
II. STANDARD CONSTRUCTION ADMINISTRATION SERVICES:
1. Review and process shop drawings and submittals
2. Review and process applications for payment.
