Residential Maintenance Technician - $1,000 retention bonus, paid after 90 days
Objective: The Maintenance Technician position entails assessing and completing necessary repairs at single family rental properties throughout the Metro area. Repairs must be completed in a workmanlike manner to city and/or IPMC code. Relevant experience in the property management industry REQUIRED. Our work is primarily on single family home rentals.
Candidates must have strong problem-solving skills, attention to detail and be able to adhere to deadlines by managing their time effectively. Candidates should also be organized and able to work in the field with little to no supervision or on a team, as the job dictates. Ability to work OT in order to meet deadlines that need to be completed, as needed. This position is required to participate in our PAID after hours and holiday on-call rotation, generally once every 4 to 5 weeks.
**NOTE: This position and team works almost exclusively in tenant occupied homes completing work orders and city compliance required repairs; you will be the forward face of our organization to our customers. Work site cleanliness in our homes is a must, as well as the ability to work around residents and their household belongings/pets.**
Fleet vehicle, gas card, and company phone provided. Annual $250 tool reimbursement.

Job duties include but not limited to:
- Reporting to our main office in Taylor, MI each morning to receive job assignments
- General maintenance and repair of single family rental properties, such as:
- General Carpentry
- Minor electrical (installing fixtures, repairing or replacing outlets and switches, etc.)
- Minor plumbing (repairing leaks, manifold replacements, etc.)
- Drywall repair
- Exterior maintenance
- Tuckpointing/light masonry repair
- Fence/patio/stair repairs
- Flooring repair
- General troubleshooting
- Work Order documentation--notes and pictures using company devices and applications
Qualifications:
- Must have a valid driver’s license
- Must have basic hand and power tools (cordless)
- Be able to understand and retain basic city/building codes (knowledge of the IPMC codes would be preferred)
- Be able to analyze inspection reports and estimate/manage time to complete the repairs needed
- At least 3 years of experience in residential maintenance REQUIRED
- Perform work with little to no supervision
- Be able to lift at least 50 pounds
- Interact with tenants and others in a positive manner
- Climb a ladder and comfortable with heights/occasional crawl space repairs or investigation
