We are looking to hire a dynamic highly motivated Community Manager to work for a newly developed Class A (55+) active adult community in the Alpharetta, GA area. It will offer 113 homes (1-, 2-, & 3-bedroom floor plans) in a charming, boutique-sized community. Amenities will include a clubhouse, fitness center, 2 pickleball courts, resident gardens, outdoor grilling & dining areas and more. Pre-leasing begins in July 2024. We are seeking someone that will provide an extraordinary service experience to prospects, residents, and visitors. Note: OneStreet Residential is a smoke-free environment in all locations.
Work schedule: Staggered hours will vary from 8:00am – 7:00pm, including occasional evening events. Weekends are required and flexibility is key.
The Community Manager will organize, direct and manage the day-to-day operations of the community.
- Provide leadership, motivation, and direction to the on-site staff.
- Keep a close eye on local market trends to develop and implement weekly marketing plans.
- Coordinate and facilitate all leasing, administrative, and vendor activities.
- Interview, select and develop associates.
- Review and analyze all monthly financial reports.
- Supervise maintenance, resident services, leasing activities, and vacant unit conditions to ensure adherence to the guidelines of OneStreet Residential.
- Maintain the entire community at the highest level of excellence to offer our residents and team members an amazing experience.
- Build a strong rapport with residents helping them to enjoy a high-quality living experience.
- Other tasks and responsibilities as required.
Qualifications:
- High school diploma or equivalent (college or equivalent courses in sales, marketing, real estate management or business, Certified Apartment Manager or accredited property manager, IREM courses preferred).
- Valid Georgia driver’s license and automobile insurance.
- 2+ years of leasing, sales experience in a luxury/class A community setting.
- 2+ years of multi-family property management experience, preferably managing class A communities.
- Strong management and team leadership experience.
- Prior experience managing and reporting on key performance indicators to owners and leadership.
- Direct resident and client facing experience.
- Prior experience creating monthly marketing plans.
- Working knowledge of all financial aspects of property management, bookkeeping and cost control, physical asset, local and state laws pertaining to property management, marketing, sales, and leasing.
- Must be solution based and relationship driven. Able to find win-win solutions for all parties involved.
- Excellent verbal, written and interpersonal communication skills.
- Ability to work independently and excellent time management skills.
- Ability to multi-task in a fast-paced environment.
- Experience working in an environment with diverse cultures, multiple perspectives, and competing needs.
Desired Qualifications:
- Lease-up and disposition experience is preferred.
- Fee-management experience is preferred.
- Experience working with active adults is highly preferred.
Technology Experience:
- OneSite or other property management software.
- Property Operating Systems (i.e. Radix, CoStar)
- Proficient Microsoft Office skills to include Word, Excel, Outlook.
Physical Requirements:
This position often involves a great deal of walking and standing, bending, stretching, and use of stairs. Other physical requirements include regular sitting and using office equipment, including telephones and computers, and may also require some light lifting. The position may also involve some repetitive motions of the hands, wrists, and elbows. This position is normally performed in an indoor or office work environment, which does not subject the associate to the elements but does require occasional time spent in outdoor environments. The noise level in the work environment is usually moderately quiet.
Salary is commensurate with experience. In addition to the base salary, this position is eligible for a discretionary monthly and/or quarterly bonus based on budget and meeting required performance.
