Standard Management is currently seeking an experienced Senior Regional Property Manager to oversee our assets in Las Vegas/Reno, Nevada.
Our ideal candidate will have experience in the Multi-Family Property Management industry and will be confident in their knowledge of the Nevada market.
Job Summary:
As a Senior Regional Manager you will be responsible for overseeing a portfolio of 2,600+ multifamily units located in Reno and Las Vegas, with respect to the management, operations, staffing, and maintenance. The Senior Regional Manager’s focus will be executing on the Company’s strategies related to property management operations by directing team members on the assigned portfolio of properties, implementing the policies, procedures, and practices that enable each property to meet and/or exceed budgeted financial goals.

Responsibilities:
Financial
- Review and analyze property level financial statements, including but not limited to the P&L, Balance Sheet, Aging, Delinquency, Bank Reconciliations, and Rent Roll, and communicate to SMC management key operational drivers, trends, and KPIs.
- Prepare and review financial variance reports on a monthly and quarterly basis and implement timely correction measures as necessary.
- Oversee the development of the yearly operating budget and forecast; work collaboratively with Property Management staff, Regional Maintenance Manager(s), Junior Regional Property Manager(s), Asset Management, and Accounting to prepare annual operating and capital improvement budgets and ensure timely completion and submission of draft budgets by stated timelines.
- Ensure properties are maintaining an effective cost control strategy based on forecasted expenditures and revenue improvements to meet or exceed budgetary goals.
- Review vacancy reports, box scores, leasing reports, expiration reports, and a variety of additional analytical/statistical reports on the operations to track property performance.
- Oversee the preparation of month-end property performance and financial narratives, ensuring the property managers are explaining to property owners the relevant activity for each month.
- Assist the Director of Asset Manager with preparing Investor and/or Board Reports as needed.
- Liaison with Director of Finance and Property Controller on monthly basis to review cash positions, upcoming capital expenditures, and other accounting related matters.
- Responsible for ensuring all property managers understand, monitor and are approving and properly coding all the expenses for each property.
- Prepare and present reports relating to project performance, goals, standards, benchmarks, etc. to management, board, and investors.
- Monitor the timeliness and accuracy of monthly reporting (variance, market survey, lease renewal, risk management, etc.).
- Assist in the onboarding of new acquisitions; development of the budget; hiring of staff; systems implementation; resident communications; coordination of marketing and leasing and transferring of relevant property and tenant information into SMC’s Yardi PMS platform.
Operations
- Maintain clear line of communication with SMC management.
- Lead regular staff engagement between all Regional, PM, and R&M staff.
- Provide oversight to property managers regarding property leasing, maintenance and repairs, and capital expenditures.
- Regularly communicate and cooperate with Asset Management on all PM reporting issues.
- Work with owners, managers, site staff and accounting personnel to develop and manage individual property business plans.
- Provide leasing recommendations to management on changes in current economic or market trends and apply them to the properties in the area.
- Responsible for compliance with Fair Housing, Non-Discrimination, and housing legislation; coordinate with legal on issues requiring review of applicable laws and regulations; and ensure compliance with company policies and procedures.
- Ensure lease agreements are up to date, and provisions are enforced with each tenant.
- Responsible for overseeing responses to and following up with all emergency situations at each property and if needed, coordinating with insurance adjusters, and overseeing the management of any claim process.
- The ability to recognize and recommend any necessary repairs or updates to add value and increase profitability to a community is required.
- Oversee risk management; ensure monthly property walkthrough inspections are completed and reporting with findings is documents.
- Responsible (as necessary) for understanding and complying with affordable housing set-aside requirements at each property (e.g. HUD)
- Develop and maintain property management systems including policies and procedures.
- Ensure coordination of property operations, including building maintenance and rehabilitation work with the Regional Property Manager and Regional Maintenance Supervisor(s).
- Responsible for addressing all escalated tenant complaints and responding to emergencies.
- Ensure investors/partners/lenders remain informed; coordinate with Legal and the Director of Asset Management on all lender/investor requests.
- Monitor watchlist properties and assist in the development and implementation of workout plans to resolve Watchlist issues and maintain Watchlist data.
- Audit petty cash and all purchases at property level.
- Review and approve invoices for payment as per SMC’s delegation of authority matrix.
- Visiting properties and meeting with the area’s Property Managers on a regular basis (weekly) and perform inspections to ensure consistency of operating procedures per SMC policy.
- Oversee, monitor, and inspect all capital projects; oversee capital expenditure projects are properly bid, scoped, and reviewed in conjunction with the Regional Maintenance Supervisor(s).

Staffing, Training, and Best Practices
- Participate in the recruitment, interview, selection, and evaluation process for property management staff.
- Mentor, coach, supervise, develop, and direct property managers in their job responsibilities and the operation, maintenance, and leasing activities of the properties to maintain company standards.
- Design, develop and implement SMC’s Property 101 best practices curriculum through a hands-on training approach and special focused training seminars.
- Ensure proper training courses are performed by all team members including proper use of equipment/supplies.
- Evaluate and conduct staff performance reviews.
- Participate in organizational planning with Director of Asset Management.
- Ensure maximum use of all property management software (Yardi, RentCafe, CRMFlex, Revenue IQ, Yardi Forecast, Anyone Home, etc.).
- Sit on various committees/boards pertinent to department and organization goals and standards.
- Continuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the property management team.
- Stay abreast of property management and other real estate related industry standards, legislation impacting department and industry practices, policies, and procedures.
Qualifications:
Experience: Individual must possess a proven track record of successful regional property management experience and knowledge of property leasing, maintenance, operations, budgeting, financial and operational analytics, and property/portfolio reporting. Minimum experience required 5-7 years in a senior management role.
Leadership: Must have the ability to communicate and delegate property management objectives. Must possess strong supervisory, team building leadership, personnel management, and organizational skills. Will be required to manage a team consisting of a regional manager(s), regional maintenance supervisors, property managers, assistant property managers, leasing administrators, and maintenance staff.
Software: Experience with Yardi Voyager, RENTCafe, Yardi Matrix, Bluemoon, Forcaset IQ, Revenue IQ, and Excel.
Oral Communication - Speaks clearly and persuasively in positive or negative situations; listens and gets clarification as needed; an active listener; demonstrates excellent presentation skills.

Analytical: To perform the job successfully, an individual should possess strong mathematical and analytical skills to complete, understand, and interpret financial records, budgets, and other fiscal reporting information containing complex or diverse information and recommend strategies to improve property performance.
Education: Bachelor’s or Associate Degree equivalent or higher (i.e. IREM Certification/Accreditation). Nevada Real Estate Licenses (Preferred).
Travel: Must be able to travel between property sites (Reno and Las Vegas), meet with property managers (and staff), and to SMC’s corporate office. Must have reliable transportation to conduct site audits.

Pay: $130,000.00 - $160,000.00 per year
