Summary: Responsible for the profitability, coordination, and evaluation of the communities under their supervision.
Collaborate with HR and on-site community directors to identify, recruit, and onboard qualified management personnel.
Provide effective leadership and direction to on-site employees, ensuring compliance with employment laws, ongoing training, and motivation.
Conduct training sessions to enhance the skills and effectiveness of the team.
Develop and recommend operating goals and strategies to maximize revenue and control expenses.
Work with community directors to prepare annual budgets, analyze monthly statements, and report variances.
Review and approve expenditures, maintaining a focus on achieving owner-operating objectives.
Communicate and implement company/owner objectives for each property.
Support community directors in negotiations with major vendors and conduct routine property inspections.
Recommend maintenance and capital improvements to enhance asset value.
Host and tour visitors, such as investors, partners, lenders, or brokers.
Participate in special assignments directed by the leadership team.
Act as a liaison between upper management and site personnel, ensuring operational compliance with management agreements.
Develop and recommend marketing programs to meet property performance objectives.
Guide on-site managers in adjusting rents based on market conditions.
Ensure compliance with local, state, and federal laws, including Fair Housing, OSHA, and EPA guidelines.
