Iron Fish is seeking a Senior Project Manager in the New England region. This position will oversee the daily management, coordination and oversight of multifamily unit renovation and capital improvement projects with demonstrated ability to work in a fast-paced environment, manage multiple projects and meet deadlines. This position must be able to operate independently, ensuring each project gets completed on time and on budget.
Direct Responsibility for the following activities:
- Plan, direct, and coordinate activities of designated projects to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters
- Oversee subcontractors on each job site, quality control, inspections and scheduling
- Solicit, bid and negotiate new business opportunities with new and existing clients
- Oversee Project Buyout, to include bidding process, bid comparisons, negotiations of contracts, purchase orders and ensure they are timely, in-scope, and compliant
- Establishes and maintains strong working relationship with vendors and subcontractors.
- Coordinate municipality permitting and inspections
- Prepare detailed cost estimates by analyzing plans and specifications and performing quantity take-offs with minimal assistance
- Assist with design tasks, including schematic drawings, construction drawings, specification sheets, and scope/price documents
- Inspect or review construction projects to monitor compliance with contract documents, building and safety codes, environmental or other regulations
- Effectively communicate and collaborate with clients, engineers, architects and other industry experts on all aspects of the jobs
- Monitor and report on progress of the construction project to client and senior management
- Ensure invoice approval process with ongoing projects
- Work with suppliers and trade partners to schedule and track materials and equipment deliveries/installation
- Work daily in RedTeam Project Management Software to organize and manage prospective and existing projects
- Track the due diligence process of bidding the projects, scheduling, & change orders
- Promote and maintain a safe work environment
- Other duties as assigned by manager
Qualifications/Requirements:
- Associates Degree or Bachelor’s Degree in construction management or related field preferred
- 5-7 years construction management experience in multifamily construction/renovations
- Proven project coordination skills for each stage of construction and renovation
- Demonstrated knowledge and experience with structural components of a commercial building to include stucco, framing and roofing.
- Comprehensive knowledge of construction codes and ordinances
- Strong existing network of subcontractors.
- Skilled in executing detailed material take-offs and line-item budgets
- Able to perform functions efficiently and accurately as well as work independently with minimal supervision
- Strong work ethic with the ability to multi-task, prioritize, meet deadlines and make decisions in a fast-paced environment
- Valid Driver’s License with ability and willingness to travel to project sites across the region
- Strong analytical problem-solving and costing skills
- Strong written and verbal communication skills with ability to confidently present to owners and clients
- Proficient in Microsoft Office, Outlook and Adobe
