SUMMARY: Provide overall support, direction, and management of the (BAS) Building Automation Systems on the complex. Responsible for the design, configuration, and operation of building automation and control systems. Will be responsible for programming, monitoring, installing, testing, commissioning, inspecting, diagnosing, and repairing the BAS to include HVAC controls, building lighting, and other integrated systems. Will be working with the Siemens Desigo CC software platform.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Develops and updates software programs (PPCL), graphics, and troubleshoots to ensure proper operations of the BAS.
- Applies knowledge of multiple communications protocols, BACnet, Modbus, etc.
- Provides detailed information and submittals to communicate design and operation to engineers, field installation team and subcontractors.
· Creates flow diagrams, sequence of operations, bill of material, network layouts and electrical schematics as required.
- Selects, orders, and tracks the delivery of materials for assigned projects and maintains a stock of DDC inventory and documents related to the BAS.
· Performs the loading and commissioning of all system and network-level controllers as required.
· Performs training for maintenance engineers on the BAS and DDC devices.
· Provide services related to the expansion, upgrade or replacement of building automation hardware and software.
- Conduct inspections, preventative and routine maintenance, and performance testing to all systems and components of the BAS.
- Assist in performing preventative maintenance including calibrating electronic, electric, and pneumatic controllers, dampers, space temperature sensors, mixing boxes, end devices, and related components as needed.
- Perform routine analysis of system and software to identify areas of improvement to coincide with improving efficiency and use of the system.
- Perform end to end testing, troubleshooting, programming, downloading of programming, commissioning, and BAS repairs.
- Create and modify alarms and trend configurations and perform high level data analytics and alarm reporting.
- Interpret control drawings, plans, and specifications to test, program and troubleshoot the BAS systems.
- May serve as subject matter expert and interface with engineers on projects.
- Provide Central Plant operations and building maintenance support.
- Energy management and monitoring to ensure most efficient operation of building systems. Perform as a back up to the Energy Management Supervisor.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform the duties satisfactorily. Strong background in pneumatic and DDC building automation controls, along with building graphics and system programming, Siemens preferred, but other major controls provider experience will be considered.
Education: Eight plus years Controls experience. Strong mechanical aptitude
Must know basic electricity and electronics including three- and single-phase controls, ladder diagrams, low voltage relay logic, digital and analog electronics, microprocessors, single line diagrams, electrical schematics and power distributions. Critical thinking skills essential. Strong organizational skills. Effective written and verbal communication skills.
LANGUAGE SKILLS: The ability to read and comprehend simple instructions, short correspondence, and memos. The ability to legibly write simple correspondence, reports, and procedure manuals. The ability to analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. The ability to effectively present information and respond to questions from groups of managers, clients, customers, and co-workers. The ability to communicate effectively and clearly over a radio.
MATHEMATICAL SKILLS: The ability to calculate advanced math figures and amounts. The ability to apply advanced math concepts. Ability to create utility management spreadsheets or reports.
REASONING SKILLS: The ability to define problems, collect data, establish facts, and draw valid conclusions. The ability to interpret a variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. The ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. The ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
TECHNICAL SKILLS: The ability to read, type, writes reports, business correspondence, and procedure manuals. Working knowledge of commercial building electrical/mechanical/utility systems.
COMPUTER SKILLS: Advanced skills in the application of Microsoft Office Suite and web browser. The ability to use and understand computer systems for Work Orders, energy management, equipment operations, adjustments, repairs, and preventive maintenance. Working knowledge in the areas of commercial building electrical and mechanical systems and building maintenance automation systems.
CERTIFICATES, LICENSES, REGISTRATIONS:
Valid Driver’s License. Relevant commercial building utility/energy management certification or license is preferred.
