Maintenance Technician

Duties and Responsibilities
A Maintenance Technician requires a diverse mix of both hard and soft skills including but not limited to:
- Complete assigned work orders generated from residents’ requests for service, as well as routine upkeep on the property in accordance with established policies, procedures, safety standards, and code requirements.
- Complete “make-ready” process to prepare vacant apartment homes for leasing and new move-ins.
- Follow procedures for accessing and obtaining materials, supplies,and other items from the property’s maintenance shop by tracking inventory used, returning unused items to inventory and notifying the maintenance supervisor about re-ordering needs.
- Complete paperwork in a timely and accurate fashion so that service requests can be appropriately documented and tracked.
- Assist in maintaining the grounds, common areas, and amenities.
- Assist in conducting routine and periodic inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Strong attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
- Ability to work on an on-call basis, including weekends and nights.
- Utilize interpersonal skills to interact with employees, residents of the building, and vendors in a pleasant manner
Physical Requirements:
- Work outdoors in the climate of the region where the property is located.
- Safely use manual and power tools weighing up to 40 pounds
- Safely carry, set-up and climb ladders and sections of scaffolding weighing up to 125 pounds, which reach heights of 40 feet
- Assist in the safe and proper transportation and set-up of appliances, building materials, supplies, and equipment up to 250 pounds.
Experience:
- Service or Maintenance Technician experience (Multifamily Industry Experience Preferred)
- Knowledge of plumbing, HVAC, electrical and carpentry
- HVAC Certification (Preferred)
Valid driver’s license and dependable transportation required.
Maintenance Technicians must live within 30 mins of the property and must have their own tools.
