The company is focused on acquiring, developing, manufacturing, constructing, and leasing well designed and technologically advanced multifamily properties using prefabricated construction technology within the Greater Los Angeles metroplex.
We are seeking a highly motivated and detail-oriented Purchasing Manager to join our dynamic team. The ideal candidate will oversee the procurement of materials and services required for our multifamily development projects. This role involves managing the entire purchasing process, from sourcing and negotiating with suppliers to contract buyout, including contract administration, and ensuring timely delivery of high-quality materials.
Responsibilities:
- Supplier Management: Identify, evaluate, and establish relationships with suppliers and subcontractors to secure the best prices, quality, and delivery options. Locate vendors of materials, equipment, or supplies, and interview them to determine product availability and terms of sales.
- Contract Buyout: Oversee the contract buyout process, including negotiating terms, preparing contracts, and ensuring compliance with company standards and project specifications. Review purchase order claims and contracts for conformance to company policy. Negotiate and administer vendor contracts.
- Procurement Strategy: Develop and implement procurement strategies that align with the company's goals and project timelines. Prepare and process requisitions and purchase orders for supplies and equipment.
- Cost Management: Monitor and manage procurement budgets, ensuring cost-effective purchasing practices and adherence to budgetary constraints. Develop cost reduction strategies and savings plans. Analyze bid comparisons to ensure competitive pricing.
- Quality Assurance: Ensure all procured materials meet the required quality standards and specifications, coordinating with the quality control team as needed.
- Inventory Control: Maintain accurate records of inventory levels, forecasting future needs to avoid shortages or overstock situations. Maintain records of goods ordered and received.
- Vendor Performance: Evaluate vendor performance based on delivery time, cost, and quality, and make recommendations for improvement or changes as necessary.
- Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to understand project requirements and timelines. Work across departments to achieve company strategic goals.
- Documentation: Maintain detailed records of all purchasing activities, contracts, and transactions to ensure transparency and accountability. Provide leadership to ensure accuracy and maintenance of the purchase order and pricing database.
Qualifications and Desired Knowledge, Skills, and Abilities:
· Bachelor’s degree in Business Administration, Supply Chain Management, Economics, Sales, or related field; or an associate’s degree with equivalent experience.
· Minimum of 3-5 years of work experience in purchasing or procurement, preferably within the construction or real estate development industry.
· Multi-family construction industry experience is crucial.
· In-depth understanding of the construction building process, including methods, materials, and contracts.
· Knowledge of prefabricated construction technology and materials.
· Strong analytical abilities and logical decision-making skills.
· Excellent negotiation skills with the ability to find timely, winning solutions.
· Proficiency in procurement software and Microsoft Office Suite (Word, Excel, Outlook).
· Proficient in making presentations.
· Organized and detail-oriented with exceptional accuracy and follow-through.
· Ability to multi-task effectively and handle multiple priorities.
