Regional Property Manager
We are helping our client fill a Regional Property Manager role. Our client has been involved in various types of residential, commercial, industrial, and high-tech real estate development for over seventy years in Southeastern Michigan. They work closely with architects, engineers, construction companies, and financial institutions, as well as state, county, and local government agencies to provide quality real estate developments. Their experience ranges from extensive urban revitalization to suburban subdivisions.
Job Summary:
The Regional Property Manager will oversee a portfolio of properties located in Southeastern Michigan, primarily consisting of A & B Class multifamily assets, including properties undergoing interior and exterior renovations.
Key responsibilities include developing annual budgets for the properties, supervising the attainment of budgeted goals, and ensuring that the portfolio and individual communities meet established operational, financial, and business performance goals through regular property inspections.
The Regional Property Manager will provide leadership to the team of community managers by interviewing, hiring, training team members, and managing their performance in accordance with company policies, values, and business practices.
Additionally, the role involves overseeing and executing business development initiatives to grow the management portfolio.
Essential Duties & Responsibilities:
Supervision and Leadership:
- Direct supervision of on-site Property Managers and indirect supervision of other site personnel.
- Mentor, coach, supervise, and develop onsite team members.
- Engage in recruiting activities, including sourcing, networking, and selection of onsite team members.
- Oversee HR administrative activities such as onboarding paperwork, time card approval, status and pay changes, and personnel file document retention.
- Ensure training requirements are met by onsite team members within the assigned portfolio.
- Participate in onboarding and offboarding activities related to property transitions.
Financial and Budget Management:
- Review and approve all property purchasing with strict adherence to the expense budget.
- Engage in revenue management pricing, including attending all pricing calls with the Revenue Management team.
- Monitor aged payable reports to ensure timely processing and payment of invoices.
Property Operations:
- Oversight of property risk management, safety standards, and team member and resident liability.
- Work with Property Managers and Maintenance Supervisors to ensure timely preparation of rent-ready apartments to meet market demand.
- Conduct property inspections and cash control inspections on a monthly basis.
- Determine, implement, and follow up on corrective action plans for deficiencies found at properties.
- Achieve high productivity through reliable and punctual attendance and report any tardiness, attendance, and disciplinary issues to the immediate supervisor.
Marketing and Revenue Management:
- Oversee marketing activities, including reviewing market comps and economic information.
- Review weekly lead and follow-up reports, screening results, and metrics.
Resident Relations:
- Handle and resolve escalated complaints from residents.
- Oversee and review resident survey programs within the assigned portfolio.
Business Development:
- Respond to RFPs and participate in pitches.
- Identify opportunities to expand the third-party management business.
- Contact and meet with prospects.
- Oversee the onboarding process for new properties.
Other Responsibilities:
- Engage in other duties as assigned.
Qualifications:
- Bachelor’s degree preferred
- Minimum of 7 years of onsite Multifamily property management experience
- 3-5 years of people management experience; supervisory experience of a team size of at least 5 employees
- Ability to draw data driven insights from systems-driven reporting and communicate in business and financial terms to various stakeholders
- Experience working with financials and budgets
- General office, bookkeeping and sales skills
- Proficiency in Appfolio property management software and related software applications
- Proficiency in Microsoft Office Suite and other computer applications

Compensation range: $95K-$120K
