JOB TITLE: Maintenance Worker – (MAINT)
DEPARTMENT: Operations
This position will also work with many outside contractors, as many of the job responsibilities are outsourced. This position is like doing home maintenance on your own home!
PURPOSE: Reports to the Associate Director and performs general maintenance, preventive maintenance, and repair work for base facility as well as the Day Habilitation. Requisitions supplies and equipment as needed and recommends changes in vendors / contractors as required. Serves as liaison with contractors working at base facility. Acts as a role model for volunteers.
JOB FUNCTIONS:
1. Paints / plasters and maintains upkeep on all interior surfaces and physical buildings as needed. Dismantles defective machines and equipment; installs new or repaired parts following specifications and/or blueprints. Assures proper heating and cooling temperature parameters.
2. Oversees the maintenance and upkeep of the buildings on the main campus, and Day Habilitation.
3. Visually inspects and tests machinery and equipment using electrical and electronic testing equipment. Repairs and maintains machinery such as lawn mowers which include zero turn mowers, snow blowers, tractors, carpet cleaners, and vacuum cleaners.
4. Listens for unusual sounds from machines or equipment to detect malfunction.
5. Maintains inventory of tools, maintenance supplies and equipment and ensures these meet quality control standards. Buys small maintenance items from local vendors and requisitions or recommends supervisor purchase of larger items and equipment.
6. Winterizes buildings, tests temperatures, assures drainage and gutters are free of debris. Assists in retrieving seasonal equipment such as lawn furniture, bicycles, lawn equipment, etc.
7. Reviews and schedules preventive maintenance contracts; ensures contracts are maintained and work is being performed. Performs preventive maintenance on designated equipment, along with facility vehicles.
8. Assists with ground maintenance as needed; watering the grounds; maintaining mulch beds; trimming bushes, removal of snow, and salting of walks when necessary. Must be able to drive the truck with plow, and tractor for all snow removal.
9. Must be able to operate a 12-person bus for transportation purposes and would need to train other drivers when needed.
10. The ability to travel between facilities and assist on projects when needed.
11. Complete work orders that allow for office moves, taking down furniture and equipment for meetings and special events, which includes tables and chairs.
12. At times will need to climb a ladder to get on the agency roofs for inspections.
13. Assisting with the maintenance of building fire panels for alarm systems, working with the vendor that monitors the fire alarm systems.
14. Will be required to regularly fuel up agency vehicles.
EDUCATION:
High school graduate or equivalent.
Completion of several electrical repair courses preferred.
QUALIFICATIONS:
Excellent written and verbal skills.
Knowledge of safety practices and equipment and tool operations.
Valid driver's license.
UNUSUAL WORKING CONDITIONS:
Must be available to work in emergency situations.
Ability to work flexible shifts, days / hours when requested by the Associate Director.
Rotates on-call cell phone with other maintenance personnel.
May be exposed to infectious diseases and behaviorally aggressive individuals.
LIFTING REQUIREMENTS:
Ability to lift up to 50 lbs.
