Job Title: Leasing Specialist
Reports To: Senior Property Manager

Department: Maxwell Terrace
SUMMARY: Responsible for leasing process from introduction to the actual occupancy of the unit while maintaining communication throughout the tenancy of the resident. Complete annual renewals with residents. Provides administrative support to the department, Assistant Manager, and Senior Property Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Works directly with prospective and current residents to achieve maximum occupancy and certification; including but not limited to move in applications and renewal certifications.
- Provides information about the apartments and the community to the prospective resident and schedules visits to the community.
- Greets visitors and determines if the community meets the applicant’s qualifications.
- Effectively explains all lease and community policies to new and current residents.
- Accurately and efficiently prepares and assists with all leasing paperwork (i.e. applications, lease agreements and addendums).
- Collects security deposits, rent and all other funds.
- Communicates changes in units leased to maintenance department.
- Completes service requests and communicates to maintenance department.
- Supports the overall marketing efforts and offers input and suggestions regarding promotions, advertisements, etc.
- Maintains current resident files for renewals.
- Attending training seminars as requested.
- Answers telephone calls and transfers calls to appropriate staff.
- Meets and greet clients and visitors.
- Signs for mail, distributes mail and packages as needed or scheduled.
- Supports staff in assigned project-based work.

QUALIFICATIONS:

Education/Experience:
High school diploma or general education degree (GED). One to three months related experience and/or training preferred or equivalent combination or experience, education and training.
Language Ability:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
COMPUTER / OFFICE EQUIPMENT SKILLS:
To perform this job successfully, an individual should have knowledge of Microsoft Office software, computer, internet, telephone, facsimiles, and copier. Must be able to type 25 words per minute.
