JOB SUMMARY:
The Building Maintenance Technician I preforms entry level maintenance, repair, and custodial duties including overall building and grounds maintenance and repairs for City Hall, Service Center and other municipal properties.
ESSENTIAL JOB FUNCTIONS:
The following list of essential job functions is not exclusive or all-inclusive. Other duties may be required and assigned.
- Cleans, sweeps, mops, scrubs, waxes, and polishes floors by hand or machines; cleans carpet, upholstery and furniture
- Washes windows, screens, sills, woodwork, doors, desks, walls, and ceilings
- Orders and stocks needed materials and supplies
- Cleans and sanitizes restrooms, dusts and vacuums rooms
- Moves equipment and furniture
- Collects and disposes of waste, shovels snow, maintains outside sidewalks, and assists in keeping outside premises in orderly condition
- Maintains flower beds, irrigates and maintains irrigation system; trims trees and sprays for insects
- Assist with the set up and removal of tables and chairs for events. Onsite presence during large events.
- Provides maintenance and minor repairs to plumbing, electrical, HVAC and sprinkler systems; may perform routine carpentry work
- Performs basic repairs and maintenance of buildings by patching walls and doors, painting walls and trim, and replacing fixtures and partitions; replaces damaged ceiling and floor tiles, repairs carpet
- Oversee building and equipment maintenance at the police station
- Maintain building maintenance schedules
- Assist contractors
- Snow removal, manual or pickup truck
- Available as needed, during non-scheduled hours for emergencies.
- Other duties as assigned
KNOWLEDGE, SKILLS, AND ABILITIES:
Knowledge of cleaning and waxing compounds. Knowledge of heating and ventilating equipment. Knowledge of electrical, plumbing, lawn mowers, irrigating systems, snow blowers, lawn and plant fertilizers, and insecticides. Knowledge of floor buffers and custodial equipment. Knowledge of basic tools utilized in building maintenance. Considerable knowledge of maintenance and repair work. Thorough knowledge of proper safety techniques and procedures. Skill in the operation of a variety of hand tools. Ability to understand and carry out routine oral and written instructions. Ability to make routine decisions independently. Ability to sustain long periods of light to moderately heavy physical activity. Ability to work harmoniously with others.
QUALIFICATION, TRAINING, AND EXPERIENCE:
- High School Diploma or equivalent;
- Must have a valid State of Ohio Driver License;
- One year experience in custodial, building maintenance, electrical, and/or plumbing;
- Knowledge of the processes and procedures used on a day-to-day basis within the City's departments;
- Basic experience with all areas of building maintenance including, but not limited to: cleaning, electrical, HVAC, plumbing, carpentry, concrete;
- Must be able to pass criminal and BCI background check in order to access restricted areas.

The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, and the ability to adjust focus.
While performing the duties of this job, the employee occasionally works near moving mechanical parts. The employee occasionally works in high, precarious places and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and toxic chemicals. The employee is occasionally exposed to risk of electrical shock. The noise level in the work environment is usually moderately loud.
