PROPERTY MANAGERS
License: CAM License required
Description: Established Property Management firm located in Chicago seeks professional managers with experience and strong financial acumen to manage high rise condominiums & community associations in Chicago proper and suburban areas. Company offers excellent healthcare benefits package and 401K plan. Candidates must possess active State of Illinois CAM license to be considered for available positions.
Duties: Supervision of day to day operations of property and association to ensure highest quality services in accordance with established standards. Achieve goals and directives of Association set forth in by Declaration/by-laws and Board of Directors. Act as contact for owners/residents, site staff, community organizations, government agencies and public. Prepare RFP, solicit competitive bids, negotiate service and repair contracts for Association, supervise implementation of services. Prepare monthly reports, including Management Report, financial variances, provide relevant materials and attachments. Handle all internal Association communications. Act as liaison with various banking institutions. Review and process invoices for payment daily/weekly for services rendered at property and for Association. Review delinquencies, issue collection notices per policy. Budget development, manage expenses and cash flow, aggressively anticipate and minimize budget variances and deficits. Hires, trains, disciplines site employees in accordance with employer policies and unionized labor force (if applicable). Maintain municipal, state, and federal licenses or ordinance requirements. Ensure grounds and property are maintained at highest standard of excellence through preventative maintenance and beautification programs. Attends required Board meetings, educational/training sessions as required. Strives to maintain safe working environment through prevention of accidents, preservation of equipment, and achievement for safe working practices. Maintains positive and professional demeanor toward owners, vendors, and public.
