Summary:
Residential Assistant Project Manager assists with all aspects of obtaining plan approvals and permits for new residential (SFD, SFA, Townhome, Condo, and Apartment) communities. Responsible for coordinating with all agencies, internal departments, and outside consultants to achieve desired development goals. Reports to Senior Project Manager.
Responsibilities:
- Assists Project Managers in coordinating with architects, engineers, landscape architects, energy consultants, geotechnical engineers, and other consultants in organization of required development applications and plan approvals.
- Assists in all aspects of obtaining Planning approval, construction document approval and building permit approvals for territory of new residential communities.
- Assists in obtaining all required permit fees and checks for all payments associated with building permit issuance. Schedules appointments to make payments at cities/agencies in effort to obtain permits.
- Requests proposals for services to be performed by outside consultants, such as civil engineering, architecture, energy, mechanical design, landscape design, structural engineering, geotechnical engineering, etc.
- Assists with review of DRE and Association establishment documents, including CC&R’s and BRE budgets. Serve as builder liaison and developer board member for HOA communities until they are built out.
- Manages schedules and supervises the activities of outside consultants and trade partners to ensure required approvals and adherence to project schedules.
- Generates project standard specifications documentation.
- Assembles plan sets for uploading to company’s online plan room and also submits (electronically and/or hard copy) for review by AHJ.
- Generates preliminary housing mix documentation (sequence sheets, authorizations to start construction, etc.)
- Oversees overall solar permitting cycle (direct solar subcontractor on timing of solar plan submittals/permit applications) and distribute approved solar plans and permits to field
- Actively participates in weekly department meetings.
- Supports construction staff with the assistance of PM and consultants in resolving plan issues throughout the course of construction.
- Oversees plan revision processes, including city submittal if necessary and generating and publishing plan revision bulletins.
- Conducts business with consultants, agencies, and colleagues in a professional and ethical manner.
- Work 8-hour days with flexibility for additional work hours when necessary. Attendance at occasional evening City Council, Planning Commission, and Homeowners Association Board of Directors meetings required.
- Perform all other duties as assigned by Project Mangers and Senior Project Manager
Education & Additional Requirements:
- Home building industry experience preferred
- High school diploma required. Bachelor’s Degree in Business, Construction Management, Engineering, or similar preferred
- Valid Driver's License and vehicle required
- Advanced skills in Microsoft Office Suite (Excel, Word, Outlook, etc.)
- Strong leadership qualities
- Effective verbal and written communication and interpersonal skills
- Experience working in an environment with rapidly shifting priorities, demands, and timelines
