Position Title: Maintenance Technician
Job Summary:
The maintenance technician is responsible for performing various maintenance and repair tasks within a portfolio of multifamily, residential properties. This role involves ensuring the overall cleanliness, safety, and functionality of the premises, as well as responding promptly to maintenance requests from tenants.
Key Responsibilities:
1. Conducting routine inspections of the property to identify and address maintenance issues, such as plumbing leaks, electrical problems, or structural damage.
2. Performing repairs and maintenance tasks, including but not limited to:
· HVAC system maintenance and repair
· Plumbing repairs, such as fixing leaks and clearing clogged drains
· Electrical work, such as replacing outlets and light fixtures
· Carpentry work, such as repairing doors, windows, and cabinetry
· Painting and drywall repair
· Appliance troubleshooting and repair
3. Responding promptly to maintenance requests from tenants and addressing their concerns in a courteous and professional manner.
4. Performing preventive maintenance tasks to prolong the lifespan of equipment and prevent future issues.
5. Keeping accurate records of maintenance activities, including work orders, repairs performed, and materials used.
6. Ensuring that all work complies with relevant safety regulations and building codes.
7. Assisting with unit turnovers, including cleaning, painting, and making necessary repairs between tenants.
8. Collaborating with property managers and other team members to ensure efficient property operations.
9. Participating in on-call rotation for after-hours emergency maintenance issues.
10. Maintaining a clean and organized maintenance shop and storage areas.
Qualifications:
· High school diploma or equivalent; vocational or technical training in maintenance or a related field is preferred.
· Previous experience in multifamily or residential maintenance is highly desirable.
· Strong knowledge of HVAC, plumbing, electrical, and general maintenance principles and practices.
· Ability to troubleshoot and solve maintenance problems independently.
· Excellent communication and customer service skills.
· Basic computer skills for record-keeping and communication purposes.
· Physical stamina and dexterity to perform tasks that may require lifting, bending, and working in various weather conditions.
· Valid driver's license and reliable transportation.
Additional Requirements:
· Willingness to undergo a background check.
· Work schedule is Monday-Friday, with Overtime (nights, weekends, and holidays), as needed.
· Willingness to travel between sites.
