PROPERTY MANAGER JOB DESCRIPTION
Property Management firm specializing in the operation of affordable senior housing seeks individual to assume the role of Property Manager for a 55 and older building. Applicants with no property management experience will not be considered. Position requires considerable interaction with senior residents, family and service contractors. Must be available for after-hours emergencies. Ideal candidate will live within 10 miles of the project. Approximately 40 hours a week. Salary negotiable based on experience.
QUALIFICATIONS:
- Minimum of 2 years property management experience in the affordable housing industry.
- Must be familiar with income qualifying and Low-Income Housing Tax Credit compliance requirements.
- Knowledge of building operations, rent collection, and leasing.
- Proficient in computer software programs such as Microsoft Word and Excel; RealPage program knowledge a plus.
- Certified Occupancy Specialist and/or Tax Credit Specialist certification a plus.
RESPONSIBILITIES:
- Review rental applications for program eligibility.
- Maintain a wait list, lease units, collect rents and ensure timely turnover of units.
- Submit rent rolls, maintenance reports, performance reports, and expense reports monthly.
- Oversee maintenance staff and assistant manager.
- Ensure compliance with all LIHTC and HOME program requirements, including rent levels, income levels, tenant certifications, and fair housing law.
- Work with vendors to secure bids for projects as needed.
- Oversee tenant receivables.
- Assist in administration of resident activities.
- Take resident work order requests and perform unit inspections.
Job Type: Full-time
Pay: $50,000.00 - $55,000.00 per year
