POSITION RESPONSIBILITIES:
Takes a pro-active approach to job inspecting all common areas that may need painting and advises Maintenance Supervisor of additional work needed.
Ensures that all mechanical systems and equipment are functional and properly maintained in a clean and aesthetically appealing condition.
Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs.
Performs Pool equipment visual inspection.
Follow up on customer service issues in a timely manner to ensure resolution.
Be observant for any problem that could be a hazard or potentially dangerous situation for , staff, guests and the public. This includes condition of pool gates, fencing, lighting, trip hazards, etc
Display a service-oriented mindset at all times maintaining courtesy and diplomacy with Guest, colleagues, management, vendors and all external customers
Responsible for maintaining adequate inventory of supplies for repairs .
Reviews and completes work orders assigned Chief engineer.
Routinely inspect community and advises supervisor of any issues or makes corrections.
Ensures all safety precautions are followed while performing work and performs proper cleanup at the end of each shift.
Maintains excellent working relationship with Hospitality Staff and Management.
Completes daily work orders as scheduled and updates work order log on computer or paper log depending on building.
Perform other tasks as assigned by Engineer or Management
REQUIREMENTS:
High school diploma or equivalency preferred.
HVAC Certification preferred.
Requires a minimum of two (3) years general experience in building trades, repair and replacement maintenance or handy work.
Effective written and verbal communication skills.
Strong customer service, communication and interpersonal skills required.
Experience with sheetrock repair and prep for paint.
Basic computer knowledge
SPECIAL REQUIREMENTS / PHYSICAL JOB DEMANDS;
Ability to lift up to 40 lbs following appropriate safety procedures.
Work in an upright standing position for extended periods of time with ability to crouch and reach while painting, climb ladders and work at heights above ground level using appropriate safety equipment (1st floor level).
Must be flexible with work hours and be able to work weekends and respond to emergencies.
