General Summary
Performs detailed financial analysis and economic modeling to assess viability and profitability of potential acquisitions. Works on the due diligence and closings of all transactions – acquisitions, dispositions, debt financing and developments. Uses a combination of financial, transactional and technical experience to provide the investment team, lenders and portfolio managers with the solutions needed to maximize the value of our portfolio and yield favorable results for First Industrial.
Essential Job Functions

Analyzes historical financial statements, performs market research and analysis to verify assumptions used in financial modeling. Reviews leases, contracts, current and historical financial statements to verify net operating income and cash flow from a property or portfolio of properties.

Analyzes detailed projections of net operating income and cash flow utilizing financial modeling software (ARGUS). Prepares forecasted models to reflect the due diligence results noted during the due diligence.

Performs property inspections and tenant interviews to help determine tenant’s financial status, current occupancy and note any deferred maintenance. Out of town travel is an essential job function (Averages 20%).

Coordinates due diligence efforts with third party consultants, lenders and governmental municipalities. Reviews the engineering, seismic, roof, HVAC and zoning results - evaluates the condition of the properties to determine potential risk and possible price concessions.

Reconciles due diligence results and compares results to transaction underwriting and MC/IC/Board approvals – completes total investment/net sale proceeds analysis for approval by Manager of Due Diligence and Investments.

Coordinates transaction closings with attorneys and title companies including preparation of closing statements and document signing.

Works with the Capital Markets Group and the lenders on secured financing and loan assumptions. Completes the due diligence and closings of all secured debt financing transactions.

Assists with escrow control funding for development transactions.
Knowledge, Skills, and Abilities

Knowledge of basic theory accounting and finance principles at a level normally acquired through completion of a Bachelor’s degree in accounting or finance.

At least 2 years of related experience in order to gain an understanding of real estate principles, terminology, due diligence activities and financial modeling using ARGUS and EXCEL.

Good interpersonal and telephone communication skills. Good written communication skills including ability to prepare accurate and appropriate documentation and presentations. Must have a good understanding of legal concepts to understand the terminology used in contracts and closing documents.

Computer skills necessary to enter and manipulate words and data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data.

Internal Contacts: Interface with all departments within company to gather and exchange information to discuss results of financial research and analysis.

External Contacts: Sellers, Buyers, Developers, Brokers, Attorneys, Consultants, Title Companies and tenants to obtain or exchange information related to transactions, research, analysis and due diligence.
Physical Requirements

Work regularly requires sitting for extended periods of time when working with computer systems.

Work requires occasionally traveling out-of town to inspect properties and conduct market research.

Work is performed in a normal office environment where there are relatively few physical discomforts due to dust, dirt, noise, and the like.
