Job Title: Affordable Housing Capital Markets Officer
Overview:
The Affordable Housing Capital Markets Officer Director assists the CFO with coordinating all capital market activities related to our affordable housing mortgage lending platform. This role involves assisting with the development and implementation of strategies to secure new attractive sources of financing. The Officer will also work closely with internal teams, external partners, and financial institutions to ensure the successful execution of affordable housing projects within budgetary constraints and regulatory requirements.
Duties:
· Assist with developing and executing strategies by identifying financial institutions to raise capital through.
· Identify optimal timing, pricing, and structuring for capital-raising transactions to meet the company's financial objectives.
· Solicit Multifamily Servicing.
· Assist with the cultivation of relationships with institutional investors, investment banks, and other stakeholders to facilitate successful capital raising.
· Assist with the development of innovative financing structures tailored to the unique requirements of affordable housing projects, balancing affordability goals with investor expectations.
· Identify and evaluate various funding sources, including low-income housing tax credits (LIHTC), tax-exempt bonds, grants, subsidies, and private capital, to optimize capital stacks for affordable housing developments.
· Collaborate with financial advisors, underwriters, and legal counsel to structure transactions that maximize funding efficiency and mitigate risks.
Financial Analysis:
· Conduct comprehensive financial analysis to assess the feasibility and viability of new lending structures, including cash flow projections, sensitivity analysis, and risk assessments.
· Evaluate the financial impact of different financing options and investment strategies on our competitiveness.
· Prepare financial models, investment memos, and presentations to support decision-making and secure funding commitments from investors and lenders.
Relationship Management:
· Assist with the cultivation and maintain relationships with investors, lenders, government agencies, nonprofit organizations, and community stakeholders to access capital and resources for affordable housing initiatives.
· Assist with the negotiating of financing terms, syndication agreements, and partnership structures with external partners to align interests and achieve project objectives.
· Serve as a trusted advisor to internal stakeholders, providing guidance on capital market trends, regulatory changes, and best practices in affordable housing finance.
Compliance and Risk Management:
Collaborate with senior management and cross-functional teams to develop strategic plans and investment priorities for affordable housing development and preservation efforts. Identify opportunities for portfolio diversification, geographic expansion, and innovative financing mechanisms to increase the impact and scale of affordable housing initiatives. Monitor market trends, demographic shifts, and policy developments to adapt capital market strategies and investment strategies accordingly.
Requirements:
· Bachelor's degree in finance, real estate lending, or a related field; MBA or advanced degree preferred.
· Minimum of 5 years of experience in affordable housing finance, community development finance, investment banking, or related fields.
· In-depth knowledge of affordable housing financing tools and programs, including LIHTC, tax-exempt bonds, HUD programs, and other federal, state, and local subsidies.
· Strong financial analysis skills, including proficiency in Excel, financial modeling, and valuation techniques.
· Excellent communication and negotiation skills, with the ability to build relationships, influence stakeholders, and communicate complex financial concepts effectively.
· Strategic thinker with a passion for social impact, affordable housing advocacy, and community development.
