Your Role:
As our Operations Excellence Manager, you will be the backbone of our transaction process, ensuring each step is executed flawlessly. Your role will encompass a broad range of responsibilities, including reviewing and underwriting leads, coordinating with various stakeholders, and managing post-closing activities. This role will mainly focus on single-family homes with multiple holding strategies, including short-term rentals, mid-term rentals, co-living arrangements, and more. As the company grows, we're looking for this individual to grow with us, taking on more responsibilities and leading others effectively.
Key Responsibilities:
- Project Management: Oversee contractors and third-party vendors to ensure quality and timely work, turning every renovation into a masterpiece.
- Analysis: Master the art of property valuation and underwriting, transforming data into actionable insights.
- Comparative Market Analyses (CMAs): Analyze property values through CMAs to make informed decisions on purchasing and pricing. Accurate CMAs are vital for assessing market conditions and ensuring competitive offers.
- Networking: Engage in marketing and networking with wholesalers, real estate agents, and investors, building strong connections that fortify our operations.
- Email Management: Manage and respond to company emails promptly and professionally. Effective email management is key to maintaining communication flow and addressing any issues swiftly.
- Transaction Oversight: Review and underwrite leads to ensure we pursue profitable opportunities and avoid potential risks.
- Inspections: Lead property walkthroughs and inspections to ensure every exploration contributes to our success.
- Secure Contractor Bids: Obtain bids from contractors for property improvements and repairs. This ensures cost-effective enhancements and helps in budgeting accurately.
- Prepare Comprehensive Packages: Prepare comprehensive packages with disposition options, crafting strategies that enhance our sales performance.
- Reporting: Partner with transaction coordinators to ensure smooth transitions and timely completions, minimizing delays and maximizing efficiency.
- Performance Monitoring: Maintain key performance indicators (KPIs) and proactively resolve any operational challenges.
- Stakeholder Coordination: Communicate with internal and external stakeholders to resolve issues and answer queries. Clear communication helps in building strong relationships and ensuring stakeholder satisfaction.
- Post-Closing Management: Oversee servicing, insurance, and property management to ensure properties are well-maintained and generate consistent income.
- Manage Payments: Oversee payments to capital partners, ensuring they are compensated appropriately. Handle payments for insurance and other property-related expenses. Timely payments are crucial for maintaining financial health and avoiding penalties.
- Monitor Contract Expirations: Track contract expirations and ensure timely renewals. Keeping contracts up-to-date prevents service disruptions and ensures we have the right funding in place at all times.
- Strategic Planning: Assist in strategic planning and business development initiatives as our real estate journey unfolds.
- Other Duties as Assigned: Flexibility to take on additional responsibilities as needed.
Skills and Qualifications:
- Communication: Excellent communication, negotiation, and networking skills across all forms (email, phone, in-person).
- Organizational Skills: Strong ability to manage multiple tasks effectively.
- Technical Proficiency: Proficiency in spreadsheet management and data analysis.
- Self-Motivation: Driven and ambitious with a passion for continuous improvement and personal development.
- Preferred: Real estate experience is a bonus, but not required.

Compensation:
This role is 100% commission-based, offering the potential for high earnings as we become established. While initial earnings may be modest, your success will directly correlate with your ability to drive transactions and manage operations efficiently.
