Job Description: We are seeking a dynamic and organized Assistant Project Manager to join our team. In this role you will assist in managing the preconstruction process, mainly estimating, contracting and purchasing.
Job Duties:
- This position will report to and work under the Director of Preconstruction.
- Assemble permit application package, submit to municipality, track progress & obtain all necessary permits to start construction.
- Prepare start package (architectural drawings, civil drawings, permits, etc.) for construction team.
- Assist in the creation, review, and release of Purchase Orders to trade contractors per construction schedule.
- Track preconstruction schedule.
- Organize and maintain files on project management software BuilderTrend.
- Assist in estimating process for special customer price requests.
- Manage all rebate programs from Manufacturers and continuously look for more rebate opportunities.
- Ensure that all necessary documentation has been collected from Trade partners prior to start of work and, thereafter, update on an annual basis. (i.e.: trade agreement, W-9, proof of insurance, pricing, scopes of work, occupational license, etc.)
- Continual self-improvement through education
Qualifications:
- General knowledge of construction process and sequence of activities
- Ability to read and interpret architectural blueprints and civil engineering plans
- Knowledge of estimating is a plus
- Experience with negotiations is a plus
- Ability to identify job cost variances
- Highly organized and great attention to detail
