GENERAL RESPONSIBILITIES
- Maintains physical property to ensure a safe and habitable place to dwell.
- Inspect property (inside and out) daily for overall curb appeal and rectify any problem areas.
- Work with Facilities Manager on securing bids for outside contractors.
- Responsible for snow removal as required by the property.
- Responsible for the physical operations of the swimming pool.
- Maintains all equipment and tools in proper operating condition.
- Maintain all maintenance forms and records as required.
- Maintain positive relations with residents, staff and vendors.
- Maintain supportive relations with community, fire and police agencies.
- Maintain pro-active and preventative maintenance plan, annually.
- Hire, train and assume responsibility for staff under the Site Maintenance Supervisor's supervision.
- Adhere and review current policies/procedures and make suggestions to Facilities Manager how to enhance property.
- Be familiar with, assist in the creation of and work within the Budget.
- Make recommendations to improve the profit and productivity of the property.
SPECIFIC JOB DUTIES
- Respond and complete, in a timely fashion, resident service requests and work assignments as provided by Facilities and Property Managers.
- Respond to requests by Facilities Manager in a timely fashion.
- Service appliances, equipment, plumbing, electrical, etc as necessary per work requests.
- Coordinate preparation of vacant units with Facilities and Property Managers based on move-out/move-in dates.
- Have knowledge of power, water and gas shutoffs, clean out traps, fire and safety equipment.
- Make recommendations on and oversee subcontractors while on site.
- Responsible for after hour's emergency calls.
- Maintain Company cell phone and respond to all after-hour emergency requests as required.
- Ensure compliance with building, safety and health codes.
- Keep property maintenance shop and maintenance office area clean and orderly at all times.
- Train and educate residents and employees on safety and compliance issues.
- Maintain inventories (tools, equipment and supplies).

EDUCATIONAL/EXPERIENCE REQUIREMENTS
- Mechanically inclined with experience in some of the following areas: electrical, plumbing, HVAC, carpentry and appliance repair.
- Supervisory experience preferred
- Require at least 5 years of experience in the field or a related area

Pay: $22.00 - $24.00 per hour
Schedule:
- Monday to Friday
- On call
- Weekends as needed
