Job Title: Maintenance Technician
Overview:
Property maintenance employees play a crucial role in ensuring the upkeep and functionality of buildings, facilites, and grounds. Their primary responsibility is to perform routine maintenance tasks, conduct repairs, and address issues to ensure properties remain in optimal condition. They work across various systems and components, from plumbing and electrical fixtures to HVAC systems and structural elements. Their duties involve proactive maintenance, troubleshooting problems, and responding promptly to repair requests or emergencies. Effective communication with property managers, tenants, and external contractors is essential to coordinate maintenance schedules and ensure a safe and well-maintained environment.
Responsibilities:
- Performing Routine Maintenance: Conduct regular inspections of buildings, grounds, and equipment to identify and address issues such as leaks, electrical problems, or structural damage.
- Repair Work: Carry out repairs on plumbing, HVAC systems, electrical fixtures, appliances, and other building components as needed.
- Troubleshooting: Diagnose issues and determine the best course of action for resolving maintenance problems efficiently.
- Preventative Maintenance: Implement preventative maintenance measures to ensure equipment and facilities are in good working condition, including lubricating machinery, replacing worn parts, etc.
- Safety Compliance: Ensure compliance with safety regulations and maintain a safe environment for occupants and visitors.
- Record-Keeping: Maintain records of maintenance and repair work, including logs of completed tasks, materials used, and expenses incurred.
- Responding to Emergencies: Availability to be on-call and after hours to address urgent maintenance issues or emergencies. This may involve responding promptly to requests outside regular working hours, including evenings, weekends, and holidays. Being on-call means being reachable and prepared to tackle unexpected maintenance issues that arise outside of standard work schedules. Such availability ensures an immediate response to critical situations, such as plumbing leaks, electrical failures, or other unforeseen problems that require immediate attention.
- Communication: Coordinate with property managers, tenants, and contractors to schedule maintenance work and ensure smooth operations.
- Groundskeeping: Perform landscaping duties such as mowing lawns, trimming hedges, and maintaining outdoor spaces.
- Inventory Management: Keep track of inventory levels for maintenance supplies and equipment and reorder as necessary.
- Adherence to Policies: Follow company policies, procedures, and guidelines while performing maintenance tasks.
- Skills and Qualifications: Employee should have a background in general maintenance work, basic knowledge of plumbing, electrical, and HVAC systems, good problem-solving skills, and the ability to work independently.
