POSITION SUMMARY:
TheDirector of Facilities provides direction and leadership to the Facilities Department which encompasses the facility maintenance staff, housekeeping staff, HOA maintenance staff and safety patrol staff. The Director provides leadership and guidance for the daily operations and maintenance of facilities which includes building maintenance, grounds, custodial, HVAC, electrical, plumbing and painting/carpentry, safety along with managing the work orders and the scheduling of resource within maintenance operations. The Director is responsible in sourcing, overseeing, budgeting and expense control of Independent Contractors Tasks.
ESSENTIAL DUTIES AND RESPONSIBILITIES
INCLUDE THE FOLLOWING AND OTHER DUTIES MAY BE ASSIGNED:
· Hire, train, and supervise clubhouse maintenance, HOA maintenance, housekeeping staff and safety patrol staff.
· Develops and implements short/long range plans for maintenance, repairs and renovations of facilities and HOA structures.
· Manage the design and review process with architects, engineers and design professionals engaged in construction and renovation.
· Manage the daily operation and supervision of building and home maintenance, grounds, housekeeping, HVAC, electrical, plumbing, painting, carpentry for all facilities and HOA maintenance. Develops and implements regular facility/maintenance inspections and reviews.
· Develops and manages operational budget and financial cost controls; coordinates the purchase and inventory of maintenance supplies and related tools and equipment.
· Supervise/acts as a liaison to private vendors and contractors to ensure compliance of contracts. Evaluates service contracts for vendor performance.
· Develop and benchmark key performance indicators and metrics in the areas of building maintenance, HOA home maintenance, housekeeping, safety patrol and expenditures.
· Ensure that all employees adhere to MCCHOA policies, procedures, and meet safety standards in the performance of assigned duties.
· Develop policies and operating guidelines relating to maintenance, housekeeping, constructions and planning and ensure facilities and operations comply with regulatory and safety requirements.
· Provide flexible, responsive, and high-quality customer service to HOA residents and continuously assess processes and procedures to revise when needed.
· Respond to and coordinate response to facility emergency situations and problems during regular hours, nights, weekends and holidays; coordinate and respond to inclement weather as appropriate.
· Ensures the highest service levels for maintenance and repair of equipment and assets through use of the work order system to ensure efficient usage and timely responses to end-users.
· Develops policy and procedures for bidding of projects, services and equipment or supply purchases.
· Holds regularly scheduled department meetings to ensure facility maintenance and improvement goals and objectives are communicated throughout the department.
· Assists with club function, set-up and any other department operational needs – if needed
· Any and all other duties as assigned by the General Manager.
QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:
· High school diploma and three years’ experience in facility maintenance management.
· Technical knowledge of trades related to the management and maintenance of facilities (plumbing, electrical, HVAC, carpentry) preferably within a commercial kitchen environment.
CERTIFICATES, LICENSES, REGISTRATIONS: Driver’s license
OTHER SKILLS and ABILITIES:
· Knowledge of all phases of facilities operations, maintenance and repair, planning, scheduling, management and administration of facilities, federal, state and local regulations and safety practices.
· Thorough working knowledge of building and fire codes and standards.
· Demonstrated experience in managing a budget and ability to analyze, evaluate and compute costs, budgets and schedules.
· Ability to read and interpret blueprints, specifications and related documents.
· Ability to communicate effectively in oral and written form utilizing strong interpersonal and collaboration skills to develop and maintain effective relationships with other departments, staff and members.
· Ability to work with diverse staff and members and make decisions with strong analytical/problem solving skills.
· Proficient in Microsoft Office.
· Experience working with work order systems for maintenance and repair.
· Ability to manage multiple tasks, organize and delegate work, work independently with attention to detail.
· Well organized and self-directed individual who is a team player and exhibits a high level of integrity.

· Climb stairs.
· Willing and able to work in outdoor environment during extreme heat and cold conditions for extended periods of time.
