Romano Properties is seeking a a full-time Project Manager to manage all construction activities and reporting requirements for the construction of commercial buildings. Please submit resume to the account associated with this ad.
Essential Duties and Responsibilities: (may perform and or all of the following duties :)
- Manage all construction activities and coordinate work and schedules with project team and subcontractors for a 10k square foot building.
- Evaluate and determine appropriate construction methods and the most cost-effective plan and schedule.
- Review engineering and architectural drawings and specifications to monitor progress and ensure compliance with plans and schedules.
- Sourcing and negotiating contracts of expertise, labor, and materials.
- Overseeing design, pre-construction, and construction activities.
- Transitioning projects from construction through occupancy.
- Plan and organize staffing requirements.
- Effectively prepare and communicate, in proper written form, competitive job estimates by interpreting drawings and bid documents and performing take offs for labor, equipment and materials.
- Develop and write sub-contracts and purchase orders as required; recommend the selection of and oversee hired sub-contractors.
- Establish, track and manage project schedule ensuring timelines are met successfully.
- Ensure project financial success by establishing and managing project budgets; prepare, and report on job cost; actively works to ensure project profitability. $2M
- Work closely with operations management on the request of resources required to meet project schedule.
- Promote total quality and customer satisfaction by acting as liaison between customer and field management to ensure that project work is completed per customer expectations.
- Inspect all phases of construction for quality and specifications.
- Ensure compliance with all federal, state, city and county entities.
- Monitor and observe to ensure safety compliance within the company standards.
- Other duties as assigned.
Knowledge, Skills and Abilities:
- Solid written and oral communications skills
- Demonstrated ability to manage budget, schedule, people, and quality of work at multiple construction sites
- Must be competent to performing complete and accurate project take offs and estimates
- Strong project computer systems experience required (Microsoft Office products)
- Proficiency with industry practices, processes, and standards; knowledge of applicable building codes, zoning ordinances, OSHA requirements and other legal restrictions
- A good understanding of local building codes for constructing commercial structures.
- Knowledge of the Material Submittal process, RFP's and RFI's
- Experience with Heavy Bid, a plus.

Training and Experience:
- At least 5+ years’ experience working primarily in the direct management of large commercial concrete construction projects with demonstrated abilities to understand and manage structural concrete projects (forming processes and systems knowledge required)
- High school diploma with additional schooling (AS or BS degree) or equivalent experience required;
- OSHA training;
Physical Demand and Work Environment:
- Physical demands: While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; climb stairs, balance, stoop, kneel, crouch, or crawl.
- The employee must occasionally lift and /or move 40 or more pounds.
- Works outside and on construction sites
Work Environment:
- While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time. The noise level in the work environment can be high as work may be performed near or on highways. This position is typically spending time on construction sites.is usually minimal.
