Maintenance and Site Services Manager
POSITION SUMMARY:
Provide the critical utilities, controls, and facilities to maximize the ability of the Operating departments to fulfill their roles. Closely collaborate with the facility’s operating groups, projects and repairs to better assist/support them. Maintenance is a customer service group that has a passion to serve the needs of our customers so they can excel. Handles the daily operations of the facility to allow the Engineering team to concentrate on improvements.
This position is part of the critical operations crew and is routinely required to report to the facility under inclement weather, even when the facility is reported closed, to ensure vital services and environment are maintained as well as the facility being restored to an open status as quickly as possible.
POSITION RESPONSIBILITIES
· Manage Facility Maintenance activities of twenty craftsmen to maintain a GMP facility
· Procure the required parts and equipment to perform the departments tasks
· Coordinate with other departments and contractors on projects and repairs.
· Manage the CMMS system for the facility which creates, tracks, and files 14,000 work orders a year
· Manage a 3-million-dollar Spare Parts Storeroom which supports the facility’s needs.
· Lead the department’s Safety team and support the efforts to maintain the Facility’s VPP status.
· Uptime goal of 99.5% for the Facility. (Facility problems impacting operating departments)
· Maintain the Chillers, Boilers, HVAC, heat exchangers, USP eater system, air compressors, Lift station, Electrical infrastructure, Fire system, roofing, etc.
· Lead facility projects as required
ORGANIZATIONAL RELATIONSHIPS
This position has a high degree of interaction with internal customers across all functions. This position routinely attends daily huddles as well as monthly high level meetings. This position is expected to coordinate services and activities with operational and quality departments to maximize uptime of the facilities utilities while minimizing any interruptions.
This position also has a high degree of contact and coordination with external suppliers who furnish material and services to the facility.
· Coordination of activities. Routinely attend morning operations huddle. Attend other operational meetings as required or requested.
· Coordinate activities and provide support and receive direction for engineering projects. Routinely attend engineering project meetings.
· Coordinate the purchase of tools, equipment, and services necessary to support the running of the facility. This contact includes issuing purchase requisitions and specification to issuing scope of services and timelines required.
· Coordination of project schedules with maintenance activities to minimize any product disruption.
· Coordinate with Human Resources Personnel Action required and other administrative requirements.
· Coordinate support for Technology requirements and activities in the facility. This contact normally results from the request of the Technology group.
· Coordinate maintenance activities within the Quality department. Additionally provide requested data and information to support customer and regulatory audits. This also includes having responsibility to create ERFs and support resolution to investigations associated with facility conditions and / or services.
· Ensures that EH&S is routinely consulted for safety aspects associated with activities of maintenance group. Provides support to EH&S activities. Responsible for monthly safety meeting and inviting EH&S support.
· Responsible for reviewing departmental training position monthly and working with the training department to resolve issues. Further coordinate with training to develop and deliver any specific training the maintenance department is responsible for.
· Coordinate material / supply / and timing with outside contracts who provide material and support for the facility on both a routine nature as well as project nature.
FINANCIAL/ASSET ACCOUNTABILITY
This position is annually responsible for budgeting multiple costs center totaling over $2 million in operating expense while at the same time responsible for budgeting Repair and Part cost center of approximately $3.5 million. This position is responsible for tracking monthly targets for these cost centers and providing action plans to correct deficiencies.
SUPERVISION
This position supervises both hourly and salary positions. Approximately 30 hourly positions report to this position through 4 hourly group leaders. Additionally, this position supervises 1 salary facility engineer who may or may not possess a PE license.
EDUCATION AND EXPERIENCE
Required:
- Bachelor’s Degree in Engineering or equivalent work experience to demonstrate understanding of engineering concepts and requirements.
- Minimum of 5 years of supervisory experience
- Minimum of 5 years leading maintenance teams including scheduling and / or coordinating maintenance / engineering activities
- Minimum of 3 years’ experience creating and tracking expense and parts budgets.
Preferred:
- Master’s Degree in Engineering or equivalent
- PE License
· 7-10 years leading a maintenance and facilities services group with overall responsibility for expense and parts budgets.
PHYSICAL POSITION REQUIREMENTS
This position requires the manager to routinely be on their feet 6 or more hours a day. This position will need to walk long distances throughout the day as responsibilities exist site wide. This position needs to routinely lift 40 lbs. to shoulder level as well as qualify for confined space operations and industrial lift truck operation.
