MagnaWave is seeking a Maintenance/Property Manager for our two facilities in Louisville, KY, with one facility located in Middletown and the second facility located in the Bluegrass Industrial Park. The Maintenance/Property Manager will perform general maintenance and repairs for our equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building/maintenance systems.
Job Responsibilities:
- Ensure operational efficiency of plumbing systems, electrical equipment, and mechanical systems through timely inspection and repair
- Inspecting and trouble-shooting equipment and systems.
- Hiring and management of subcontractors and other vendors for specialized maintenance work.
- Ensure that company premises and facilities are kept clean and in hygienic condition.
- Ensure availability of all necessary tools and equipment; maintains inventory of cleaning and maintenance supplies.
- Budget management and expense approval.
- Ensure all maintenance processes are consistent with industry regulations and OSHA standards.
- Manage company fleet maintenance and records.
- Handling emergencies during normal work hours, after hours, and on weekends.
- Managing the work order process effectively.
- Perform other duties as assigned. Required Skills/Abilities:
- Thorough knowledge of general plumbing, electrical, and HVAC repair.
- Good attendance, excellent work ethic, and a positive attitude.
- Ability to use hand tools and power tools.
- Excellent time management skills.
- Strong analytical and problem-solving skills; good attention to detail.
- Ability to travel between facilities.
Education/Experience:
- High school diploma or equivalent required; technical degree or certification preferred.
- 3-5 years of previous maintenance experience required; management experience preferred. Physical Requirements:
- Prolonged periods of standing and walking throughout facility
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must be able to lift up to 75 pounds at a time.
Hours are generally Monday through Friday, 8am to 4:30 pm, but some weekend work may be required due to special projects and emergency after-hours maintenance needs.
