Job Description:
We are seeking a full-time Property Accountant in our Encino office who will be responsible for all financial functions and the day-to-day accounting of a portfolio of commercial properties. The candidate will review and prepare financial statements, manage tenant billings and receipts, vendor payables, and oversee the bank accounts for the portfolio. The candidate will manage an accounting assistant and work closely with and support Property Management.
Essential Job Duties:
-Prepare, reconcile, and post financial reports and statements, receipts, deposits, journal entries, payable invoices, tenant billing adjustments, prepayment application to open charges, including prepaid expenses, expense accruals, tenant receivables, income, security deposits, and straight-line calculations
-Review month end income statement for portfolios, including expense accruals, and variance explanations comparing to budget and prior periods
-Review and validate set up of property entities, tenant profiles, and vendors in accounting software
-Prepare contribution and distribution calculations, summaries and notices as needed
-Research information as needed to answer accounting and financial questions by verifying information and interpreting data
-Analyze and abstract complex leases and amendments
-Develop a systematic approach to data entry and data processing for quality in analysis, reporting, and facilitating the monthly accounting close and budget
-Prepare annual CAM (Common Area Expense) reconciliations and estimates
-Provide accurate and timely financial information to other internal departments by established deadlines
-Maintain and create financial schedules including amortization and depreciation schedules as necessary
-Prepare property accounting utilizing both cash or accrual basis, as assigned by property
-Provide information for and take part in Q&A for audits, tax preparation and appraisals
-Other duties as assigned
Desired Skills and Experience:
-Bachelor’s degree in accounting from four-year college or university
-Minimum of 5-7 years of accounting experience, real estate or property management experience preferred
-Proficient in accounting software. Experience in AppFolio, MRI, Avid Exchange, and comparable property management software preferred
-Proficient in Microsoft Office, Excel and Word, ability with Excel functions, shortcuts, and formulas
-Extremely flexible, proactive, highly organized, and able to shift priorities, multitask, and handle heavy workflow processing under time-sensitive deadlines
-Strong written and verbal communication skills to write with the ability to interact well with all departments
-Strong organizational, analytical, and research skills, solid attention to detail, high accuracy, problem-solving, and decision-making
-Strong demonstrated knowledge of GAAP accounting
-Should be a self-starter and work well in a team environment
Salary Range: $65k - $75k per year
