GENERAL OPERATIONS
· Maintain exterior of the property to provide clean and acceptable curb appeal at all times.
· Assist Manager with locating and purchasing materials and supplies.
· Make recommendations to the Property Manager for needed repairs and improvements to the property.
· Respond to all service requests as directed by the Building Engineer and complete all work orders in a timely and professional manner.
· Schedule the preparation of vacant units for occupancy. Coordinate unit turnover scheduling and inspect maintenance turnovers to ensure complete marketability.
· Assure that all apartments scheduled for move-in are completely ready for the new resident prior to move-in date.
· Maintain or supervise proper maintenance of all common area amenities. Inspect gym equipment, swimming pool(s), spas, etc. on a daily basis and report findings to Property Manager.
· Inspect all common area lighting, sprinkler systems, fire prevention systems and fire extinguishers regularly.
· Establish and implement a preventive maintenance program for the property.
· Become familiar with the operation and maintenance requirements of all equipment.
· Maintain an up-to-date inventory of all equipment, tools and supplies applicable to the maintenance of the property.
· Maintain compliance with OSHA regulations and hazardous chemicals program.
TECHNICAL PREREQUISITES
· Knowledgeable of California Tenant/Landlord law and Fair Housing laws.
· Ability to communicate in a positive and professional manner with residents, employees and vendors.
· Ability to exercise good judgment.
· Good customer service and management skills.
· Team player attitude.
Must provide and use his/her own hand tools to perform duties required, unless otherwise specified by the property.

Pay: $100,000.00 - $120,000.00 per year
