LEAD MAINTENANCE TECHNICIAN

SUMMARY
The Lead Maintenance Technician is a pivotal role requiring hands-on expertise in various facets of building maintenance, including plumbing, electrical, painting, heating, air conditioning, and appliance repair. This individual is entrusted with the coordination and oversight of the entire maintenance program, necessitating close collaboration with the maintenance team. Additionally, fostering effective communication with the property manager is essential for ensuring the smooth and efficient operation of the apartment community. The Lead Maintenance Technician reports directly to the Property Manager.
RESPONSIBILITIES
- Maintain a professional demeanor, demonstrating courtesy, knowledge, and helpfulness when interacting with residents and colleagues. Foster a culture of professionalism among all personnel.
- Assist residents in resolving problems and addressing requests within the scope of your authority and to the best of your ability.
- Ensure the exterior of the building and common areas maintain optimal curb appeal through regular maintenance and upkeep.
- Continuously oversee maintenance activities and personnel, taking proactive measures to enhance the property's appearance and address any deferred maintenance issues.
- Encourage employees to provide suggestions for improving work conditions and job efficiency.
- Ensure timely completion of all maintenance requests, either personally completing tasks or assigning them to appropriate staff. Track progress and ensure proper documentation is submitted.
- Coordinate contractor schedules and review and approve completed work orders and invoices.
- Assist the Property Manager in conducting apartment inspections.
- Periodically review maintenance work performed by employees to ensure quality standards are met.
- Collaborate with contractors as necessary, prioritizing resident safety and adherence to relevant policies.
- Undertake additional tasks associated with contractor work as needed.
- Perform cleaning, painting, and repairs in vacant apartments to meet the standards set by the property manager.
- Inspect and repair all electrical and plumbing fixtures, window and door locks, etc., to ensure proper functionality.
- Ensure all work is completed within specified timelines, making units ready for occupancy within 3-5 days of move-out.

REQUIREMENTS
- High school diploma or equivalent required; additional vocational or technical training preferred.
- Minimum of 2 years' experience in multifamily property maintenance or related field.
· Proficiency in various aspects of building maintenance, including plumbing, electrical work, painting, HVAC, and appliance repair.
· Strong leadership and supervisory skills to effectively manage maintenance personnel.
· Excellent communication skills for interaction with residents, employees, property managers, and contractors.
· Ability to prioritize tasks and manage multiple responsibilities efficiently.
· Hands-on expertise in general maintenance tasks and equipment.
· Knowledge of safety regulations and guidelines pertaining to property maintenance.
· Familiarity with accounting software preferred (Yardi & Nexus strongly preferred).
· Proficiency in Microsoft Office – Excel, Outlook, Word.
· Organizational and time-management skills.
· MUST SUPPLY YOUR OWN TOOLS (the building will supply specialty tools such as drain sake, extension ladders).

PHYSICAL REQUIREMENTS
· Working off ladders up to 20 ft off the ground. Working off stepladders up to 10 feet inside apartments
· Work under sinks and around appliances by bending own or lying on your back
· Moving appliances including refrigerators, washers, dryers and ranges
· Lifting and carrying up to 80 pounds
· Bending over appliances or mechanical equipment for repairs or cleaning
· Walking and or standing for an entire workday
· Climbing flights of stairs to access work on higher floors
· Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures, etc.
· Reading repair instructions
· Logging or describing in writing work hours, repairs made and or materials used.
· Working in inclement weather
· Operating hand and power tools
