**Assistant to theProperty Manager**
Job Summary:
The Rental Property Inspector is responsible for conducting thorough inspections of rental properties to ensure they meet safety standards, and are maintained in good condition. The inspector will evaluate the physical condition of properties, identify maintenance needs, document findings, and provide recommendations for necessary repairs or improvements, handle work orders, gather quotes from vendors and follow up to make sure the repairs have been completed properly.
Key Responsibilities:
Conduct Inspections:
- Perform regular and thorough inspections of rental properties, including pre-occupancy, routine, and move-out inspections.
- Inspect interior and exterior areas of properties to assess their condition and identify any maintenance or safety issues.
Document Findings:
- Prepare detailed reports of inspection findings, including photographs and notes, using inspection software or checklists.
- Document and report any violations of lease terms.
Recommend Actions:
- Provide recommendations for repairs, improvements, or replacements needed to maintain property standards.
- Work with property management and maintenance teams to ensure timely completion of necessary repairs.
Tenant Relations:
- Communicate inspection schedules and findings to tenants in a professional and courteous manner.
- Address tenant concerns and questions regarding property conditions and maintenance issues.
Collaboration:
- Coordinate with property manager, maintenance staff, and contractors to facilitate repairs and improvements.
- Assist in developing and implementing preventive maintenance programs.
- Assist the Property Manager in overseeing the day-to-day operations of the properties
- Assist with paperwork, scanning and maintaining property records in management software , move-ins, and move-outs
- Schedule and conduct pre move out inspecitons
- Conduct weekly drive by inspections which shall include pictures to be uploaded to management software. Follow up drive by inspections as needed if there is a lease violation. Interior inspections which shall include reports and pictures to be uploaded to management software.
Qualifications:
- Education:
- High school diploma or equivalent required
- Experience:
- Previous experience in property management, real estate, construction, or a related field preferred.
- Experience in conducting property inspections is highly desirable.
- Skills:
- Strong attention to detail and excellent observational skills.
- Good written and verbal communication skills.
- Ability to use inspection software and other relevant technology.
- Basic knowledge of building systems, construction practices, and property maintenance.
- Certifications:
- Valid driver’s license and reliable transportation.

- Work is performed both indoors and outdoors, with exposure to varying weather conditions.
- Physical Requirements:
- Ability to walk, climb, and maneuver in various types of properties.
