MAINTENANCE TECHNICIAN
Better Housing Coalition has a mid-level opportunity for a MaintenanceTechnician.
As a member of Maintenance Team, you and your team will be responsible for maintaining Better Housing Coalition's owned multifamily properties within the greater Richmond area.
Reporting to the Maintenance Director, and as a part of our 19-person maintenance team, the Maintenance Technician maintains BHC’s high Property Maintenance standards and safeguards their enduring success.
By ensuring that our properties far surpass legal affordable housing maintenance metrics, you and your team will ensure a high level of resident customer service and positive operational and financial metrics at each Property. Some of these regulations include LIHTC, Section 42, HUD and State Agency restrictions.
Typical work hours are Monday-Friday 8AM-5 PM with a one hour lunch. This role has a rotating call schedule. The Maintenance Team provides after hours and weekend “on-call” support to BHC’s rental properties within Greater Richmond. Every six weeks, “on call” rotates to a different team member. You will be “on call” after business hours for a week. For your “on call” week, you are paid hourly for each maintenance call, and you are also reimbursed mileage.
Hourly rates range from $19-$20/hour plus periodic overtime pay. We have an AMAZING benefits package that includes 10 days off during the summer months, 13 holidays and 21 days of PTO for first year employees. (Full benefits list is included below) This is a full-time, hourly, mid-level position reporting to the Property Manager and Portfolio Manager.

NEED TO HAVE
- Previous experience providing multi-unit property maintenance
- Vocational training in one or more trades (HVAC, Electrical, Mechanical, Construction, Plumbing) preferred
- General knowledge of maintenance functions- carpentry, plumbing, electrical, HVAC
- Must own basic hand tools
- Valid Driver’s License
- Ability to pass comprehensive background & drug screening
MAINTENANCE TECHNICIAN RESPONSIBILITIES
The Maintenance Technician performs interior and exterior maintenance and repair duties that provide BHC community members with a safe, comfortable residence.
Maintenance Excellence
Follow Standard Operating Procedures and ensure the highest maintenance standards.
- Maintain, upkeep and repair of the electrical and mechanical systems, appliances, buildings, and grounds on BHC properties
- Perform painting, carpet cleaning, electrical, carpentry, plumbing, and HVAC work, and pest control throughout the BHC properties
- Ensure service calls have been completed within 24 hours and emergencies immediately to repair and maintain buildings, fixtures, resident spaces, electrical and mechanical equipment, appliances, and grounds for safe and appropriate functionality
- Repair or replaces electrical switches, outlets, and light fixtures, and performs other basic electrical work
- Repair or replace appliances as necessary
- Assist with or performs HVAC and refrigeration repairs
- Complete plumbing repairs such as dripping faucets, leaking pipes, stopped up drains
- Perform carpentry work such as hanging drywall, sanding and staining cabinets and counter tops, repairing windows, doors, and molding
- Install, repair, finish and paint drywall and other surfaces
- Lay and repair tile as needed
- Ensure lights are in working order, tripping hazards and other safety concerns are immediately repaired
- Maintain exterior grounds, gardens, and other areas as assigned around the property, including recreation and swimming pool areas
- Repair fences and service vehicles
- Responsible for appropriately storing and securing facilities/maintenance equipment, chemicals, or gasoline properly after use, and locking devices (doors, windows, mailboxes)
Preventative Maintenance
Execute and document property inspection and preventative maintenance programs.
BHC Employee Management
Participate in ongoing training and education to improve efficiency.
Operational Leadership
- Follow BHC policies and procedures
- Utilize property maintenance software
- Complete work orders promptly and document
- Return all completed work orders to the main office
- Advise management of any Property issues or problems
Safety & Risk Management
Comply with safety standards and local building codes, and emergency response plans.
- Adhere to property, OSHA, and SDS safety procedures and protocols for safe working conditions
ADDITIONAL RESPONSIBLITIES
- Travel by car to BHC properties. (All BHC properties are in Metro Richmond and mileage is reimbursed)
- Remain up to date with new developments on Properties and ensure management and other team members receive relevant information
- All other duties as assigned by management
EDUCATION & EXPERIENCE
- Previous experience with multi-family hands-on maintenance
- Strong skills in customer service
- High School diploma or equivalent (GED)
- Valid Driver’s License
- Vocational training in one or more trades (HVAC, Electrical, Mechanical, Construction, Plumbing) preferred
WORK ENVIRONMENT
- Frequent risk of electrical hazards
- Occasional exposure to mold
- Frequent exposure to seasonal weather and associated temperature fluctuations
- Frequent exposure to noise, dust, or commonly present environmental chemicals or fumes
- Continuous moderate to loud noise
SKILLS

- Physically able to move freely and frequently through Property for repairs and maintenance inspections.
- Ability to access the facility on all floors via staircases. Frequent climbing stairs or navigation of uneven, rough, or rocky ground
- Ability to continuous working with a variety of common hand and power or motorized work tools
- Ability to Lift, transport or position up to 50 pounds.

403(b) Savings Plan
BHC offers two ways in which you can participate in the 403(b) Plan: Traditional (pretax) Contribution and the Designated Roth Contribution.
You will receive matching contributions from BHC on part of your savings after one year of service (with at least 1000 hours completed) if you are over the age of 21. BHC will match 100% of your contributions up to five (5%) of your annual salary.
BHC will make an employer base contribution to the plan each year of one (1%) of each employee’s salary for all eligible employees. This contribution will be made whether or not you make voluntary contributions to the plan.
You will be 100% vested in the 403(b) Plan after three (3) years of service.
