Position Summary:
The Project Manager must have a thorough understanding of construction principles and practices along with the ability to read and understand blueprints, follow a scope of work, manage job, follow a job schedule and must have a the ability to follow-up and follow through on any and all issues. The ideal candidate MUST be Bi-lingual, able to speak fluent Spanish, highly organized, energetic, self-starter, likes responsibility, comfortable with managing and leading, ability manage job and give directions, ability to plan ahead, demonstrated ability to lead and manage employee and or subcontractors, ability to think thru issues, ability to plan accordingly, has understanding of required completion dates and meeting deadlines, understands time management and cost control, innate ability to know when to ask questions and must not be afraid of conflict (you are not there to be everyone’s friend – you are there to manage). The project manager will need to run the job and not let the job run him.

Essential Duties and Responsibilities to be Performed:
·Responsible for reviewing, understanding and following job scopes of work and creating, adjusting and following job (production) schedule
Must be able to “manage” the day-to-day field operations
- Make sure job is safe – and safety rules are being followed
- Create & Follow job construction schedule
- Schedule trades according to job construction schedule
- Review, Schedule & Manage manpower needs and adjust as required
- Follow scopes of work
- Review & Manage job productivity
- Review & Manage workmanship (punch out work)
- Assure work is done on time and meets customer agreed upon standards
- Verify employees & subcontractors are punching in /out of the particular tasks they are working on (job cost phase code)
- Document Field reports who did what and when (track attendance and time – will need to verify with timecards at end of the week)
- Manage employees in a professional manner with adherence to Safety Rules, Company employee manual rules
- Communicate with Field Operations, Ownership & Customer on daily basis and as required
- Supervise and direct workflow and field work
- Follow-up and follow through on all issues
Material & Tool Management
- Understand & Manage the materials required for each phase of the job
- Understand & Manage and track tools required for job
- Count and secure tools each day
- Discuss with Project manager any additional tools and supplies needed that are not on the job
- Make sure tools are not abused
- Send tools for repairs when needed
- Order & Schedule materials in advance of when needed from Job buyout schedule
- Manage & Secure Inventory materials when delivered
- Count materials delivered vs what was ordered
- Stock and secure materials
- Distribute materials and supplies as needed
- Control waste and theft
- Code material/supply invoices to budget line item
- Verify where tools should be coded
- Capital asset or treat as supplies as part of job
Weekly Project planning
- Prepare a weekly project plan for the following week for
- Materials needs
- Manpower needs
- Job scheduling adherence and changes
- Subcontractor scheduling
- RFI’s
- RFP’s
- Change order request
Project Reporting & Compliance prepare and compile
- Daily job log – prepare a daily journal of who was on the job, when they arrived and what was done
- Review weekly timecards for attendance and accuracy (need to verify that the employee worked on particular task/phase of work)
- Document all issues and report to project manager
- Safety
- Manpower / personnel issues
- Material back-order issues
- Productivity issues
- Job complexity issues & questions
- Change Order request or out of scope issues
Cost Control – Job Budgeting and Forecasting
- Responsible for understanding & managing Job Budget hours and dollars on line item basis
- Responsible for managing time and cost for each line item of budget
- Responsible for reviewing and approving invoices for each line item of job budget
- Responsible for projecting cost to complete (remaining hours and costs) for budget

- Responsible for implementation, adherence, and oversight of Job safety Program on field

Supervisory Responsibilities:
Must be able to supervise construction personnel (Employees and Subcontractors/Suppliers) in the field
Knowledge, Skills and Abilities Required:
· MUST BE Bi-Lingual and be able to speak fluent Spanish
· Must have had minimum of 3 to 5 years of Construction Industry (Commercial, Multi-Family and or Residential) with General Contractor or Subcontractor experience in Assistant or Project Manager role
· Must have thorough understanding of Construction principles and practices
· Must have solid understanding and knowledge of construction procedures relating to Carpentry (Rough & Trim), Drywall, Painting, Electric, Plumbing and HVAC.
· Must be able to read blueprints
· Must understand in detail job scopes of work
· Must be able to follow scopes of work and understand/identify when there are deviations and or changes to scope of work (Scope slippage or scope creep). Must be able to bring to project managers attention.
· Must be able to create & follow a construction schedule (create schedule eventually) and schedule trades and tasks accordingly.
· Ability to analyze and interpret man-power resource requirements based upon construction schedule (plan the staffing of the job properly and efficiently).
· Must be able to understand & enforce construction policies and SOP’s for the field (standard operating procedures) documentation.
· Must have Experiences with RFI (Request for information), RFP (Request for proposals), Change Orders, Job Logs, Construction Draws
· Must have a solid Understanding & Knowledge of budgeting and cost control, job costing, project reporting
· Must have a Hands on approach to job management – must be willing to “role-up” sleeves and do what it takes to get the job done safely, on time, within budget and meet customer expectations (quality and time frame for completion)
· Must be PROACTIVE NOT reactive – Needs to identify job issues and problems before they become a crisis and then be able to offer solutions. Al solutions should be discussed with PM
· Ability to follow-up and follow through without being prompted is a MUST
· Proficient in Microsoft Office – Excel, Word, E-Mail
· Ability to learn NEW software as required
· Ability to complete the initial planning & organizing of the job
· Ability to implement new construction/job processes and procedures as required
· Ability to understand and oversee Job safety rules and OSHA reporting requirements
· Ability to foster a cooperative work environment.
· Ability to organize, prioritize and schedule assigned tasks.
· Ability to communicate effectively, both verbally and in writing.
· Ability to evaluative information and situations and make judgments.
Education/Experience: Minimum of Three to Five years of construction industry experience. Experience in handling all aspects of day-to-day job management / workflow. Prior Real Estate / Construction industry experience required. Excellent knowledge of Microsoft Office 365, Project Management Software programs.
Language Ability: Must be Bi-lingual and be able to speak fluent Spanish, Ability to read, analyze, and interpret blueprints, scopes of work, general construction information, construction technical procedures, or governmental regulations. Ability to write reports and general business correspondence and assist with creating standard operating procedures manuals. Ability to effectively present information and respond to questions from individuals at all levels both within and outside the company.
Math Ability: Excellent fundamental math skills including the ability to work with general mathematical concepts such as probability and statically inference and to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
