Capital Commercial Management currently has an opportunity for a full-time Property Accountant at our Encino Headquarters.

Job Description:

We are seeking a full-time Property Accountant in our Encino headquarters office, who will be responsible for all financial functions and the day-to-day accounting of a portfolio of commercial properties. The candidate will review and prepare financial statements, manage tenant billings and receipts, vendor payables, and oversee the bank accounts for the portfolio. The candidate will manage an accounting assistant and work closely with and support Property Management.

Essential Job Duties:

Financial Accounting and Reporting:

Prepare and maintain accurate financial statements, including income statements, balance sheets, and cash flow statements.
Ensure timely and accurate monthly, quarterly, and annual financial reporting.
Accounts Payable – timely payment of bills and expenses
Bank Reconciliations
General Ledger Maintenance

Rent Collection and Accounts Receivable:

Oversee rent collection processes and ensure timely collection of rent and other property-related income.
Maintain and reconcile accounts receivable ledgers.

Tax Compliance:

Prepare and file property tax returns and other required tax documents.
Ensure compliance with local, state, and federal tax regulations.

Tenant Ledger Management:

Maintain accurate tenant ledgers, including rent payments, security deposits, and other charges.
Handle tenant inquiries and disputes related to financial matters.

Financial Analysis:

Conduct financial analysis to evaluate property performance and profitability.
Provide recommendations for improving financial performance and reducing costs.

Compliance and Regulatory Reporting:

Ensure compliance with industry regulations and standards.
Prepare and submit required regulatory reports.

Lease Administration:

Review and analyze lease agreements for financial implications.
Ensure accurate lease accounting and revenue recognition.

Software and System Management:

Utilize property management and accounting software to streamline processes and improve efficiency.
Ensure data integrity and accuracy within the software systems.

Communication and Coordination:

Collaborate with property managers, owners, and other stakeholders to provide financial insights and support decision-making.
Communicate financial information clearly and effectively.

Common Area Maintenance (CAM) Charges:

Calculate, allocate, and invoice CAM charges to tenants based on lease agreements.
Monitor and track CAM expenses to ensure proper allocation and recovery.

CAM Reconciliations:

Perform annual CAM reconciliations to compare actual expenses with amounts billed to tenants.
Adjust tenant accounts as necessary and communicate any discrepancies or adjustments to tenants.

Desired Skills and Experience:

Bachelor’s degree in accounting from four-year college or university
3+ years of accounting experience, real estate or property management experience
Proficiency in property management software, including AppFolio, MRI or Avid Exchange strongly preferred
Proficient in Microsoft Office, Excel and Word, ability with Excel functions, shortcuts, and formulas
Strong analytical and decision-making skills
Prior management of office personnel desired
Demonstrated knowledge of GAAP accounting

Salary Range: $70k - $80k per year
